270,000 sq. feet equals how many floors?  Hope Commerce doesn't get pissed, pack up and leave downtown.

Doesn't that depend somewhat on the size of the floor plate?  Reading the article, I suspect that it could be a while before this thing gets off the ground.  What I hope does not happen with commerce is that a host of suburban mayors, upon reading about the TIF rejection, contact the bank with promises of tax breaks out in the burbs.

I can't imagine Commerce leaving downtown while UMB is still there.  The rivalry is too strong.

First, don't be worried about Commerce yet.  This was just one part of their campus that have already spent millions on constructing and renovating.  They have several buildings, and control lots of other real estate in the loop.  If the Kempers really want this tax break then the city will ultimately give it to them.  All they have to do is threaten to move the entire headquarters to St. Louis, where they already have a co-HQ.

Second, regarding the proposed building...  Isn't Bank Midwest supposed to be unhappy at City Center Square?  Also, Waddell and Reed is still getitng resistance from OP regarding expansion of their HQ.  Then there's the Sextel Spinco...

199 million dollar office building that is only 270,000 sq ft?  Is it gold plated?

Come one, we need some 750 to 1.2 million sq ft structures downtown, like the other big towers, especially for 200 million.

Maybe it will include a hotel and residential component ;)

Regarding the Commerce issue -- it's the flash cube buillding they're talking about, I worked in it for two years. It has been deemed architecturally insignificant and will be demolished in the event of a downtown ballpark in the north loop.

Wasn't the newest Crown Center building at 27 stories built for $130 million?

I don't believe it's the flashcube building.  I think it's the white building.  811 Main is on the same side of the street as 911 Main (Commerce Tower).  I believe the flashcube building address is in the 700 block....I could be wrong though.

Commerce isn't leaving downtown, I wouldn't worry about that.  Glad to see the TIF commission has some standard before giving out tax breaks.

Yea, it's also 600,000 sq ft, includes a ten story parking garage, a skywalk and is finished to Class A, law firm specifications (it's fancy).

At 200 million, this project is pretty big and mixed use if it only as 250k of office space (about the size of Valencia Place).

Does the square footage and price tag numbers even mean anything without a tenant committed?  I'm sure that all of that will change based on who they can get to fill the spot.

Rendering in the KC Star today.  I'm extremely disappointed!  Are they goin' for the Overland Park Convention Center look?  Why would 360 Architecture design a boring freakin' suburban office building for downtown KC?  :evil: 

I want a building with character, a building that will make a statement!  Anyhow, looks like it'll be between 16 - 18 floors at it's highest point.

The adage "Development does not necessarily equate with progress" could possibly apply here. This thing isn't the most architecturally acute rendition I've ever seen. And the bit about retail space in the Biz Journal article-- is it all going to be indoors? Because I sure don't see any retail space in the renderings. It's lamentable that designing uses for the vertical plane is so passe among most architects and developers.
