Pretty Much. You are much better off converting an existing, historic building if you want a nice shell. KC has done a pretty good job doing this in the past decade or so. What's the latest with the Federal Reserve anyway??

No way is this a postmodern design. Postmodernism has detailing and allusions to historic and classic styles and ornamentation. This Hyatt design is just a very plain uninspired modern dormitory.

I find the San Antonio Marriott aesthetically pleasing. (38 floors, 1001 rooms)

The here to stay kansas city site has a new rendering of the hotel from the southwest. Looks even more like the former Baptist Hospital on Troost.

That website also says no new hotel rooms have been built within a 10 minute walk of the convention center since 1985. I can understand the fact that the dual Marriott property was just finished and the site hasn't been updated, but renovations of the Aladdin and President should at least count.

Man, that thing is ugly.

A more interesting roofline would go a long way. Hell the Sheraton in Overland Park looks more appealing than this garbage.

The rendering is too far away to tell how it will look.

The texture and glass quality is what will matter. It obviously doesn't have feature details so how the light plays with it will matter.

The building would look really nice if it's done in a a really 3d surface material like a pitted limestone veneer, a polished marble or such. Pair that with a really nice glass with complementary color tint that reflects light on nearby buildings in cool patterns. If clear, the curtains having a color or texture visible from the outside will help too.

A good lighting pattern will help too. A lot of boring buildings fix that with light.

If it's cheap stucco it will be bland.

They added oodles of street trees throughout the background where there are none now, but they didn't add the new hotel on the other side of Baltimore. :-|

I agree - the bridge to the convention center is cool. Would also like to see One and Two Light buildings in the rendering :)

I don't think that is the right rendering. What are those other buildings behind it? I think that is a different project in another city.

Really hoping these renderings are still preliminary and subject to (dramatic) change.

The original high-rise placeholder design was so much more appealing, more modern, less cheap.

The energy this brings to downtown will be appreciated either way, but given how little new construction of this scale happens in DTKC I'd love to see a more dramatic gesture.
