On-going downtown development projects

I just wanted to keep an updated sticky for on-going development projects in downtown KC (let's define that loosely as the River Market-Crossroads-Plaza Corridor). I would like to continually update this.

I would like to keep this to concrete proposals (even if they don't come to fruition) rather than abstract concept.

Here are just a few projects - please help me fill this out.

1515-1517 Walnut St

It would be nice if some of you guys could take a few photos of the progress on some of the developments happening around the city (Plaza Vista, Beacon Hill, etc.) for those of us who are out of town.

Isn't there a couple along Armour BLVD that are being rehabbed as well, not really sure which ones, the one at Armour and Broadway is almost done. There are a couple more by MAC properties that are almost done as well

Is the Cordish Tower only 13 floors? I think the Midland Tower (also part of Cordish project) is around 13 floors. I don't think you listed the Midland Tower...

The Homestead, at Armour and Campbell, is poking along. Exterior work seems to be taking a long time.
??, at Armour and Kenwood, is still undergoing exterior work.

I recall the Cordish Tower being announced as 23 floors.

I think the one Brew is referring to at Armour and Broadway is the Westport Central. 188 units. I have seen them bringing in appliances, so I would guess that is near completion.

The Ambassador is at 36th and Broadway. 115 units. Work is scheduled to start in the second quarter this year and be completed by early 2014.

The Bellerive is the building at Armour and Warwick. 150 units. There hasn't been as much work visible from the exterior lately, but I have no reason to believe this project is stalled, as I always see trucks in front of it.

The Kenwood Apartments are the two buildings at undergoing work at Armour and Kenwood. The Middle section that previously housed the elevator has been demoed to return building to original condition.

The Homestead at Armour and Campbell is under construction and looking much better.

500 E Armour - an old mansion split into six units called "The Duke" and 3421 - 3425 Locust are also currently being worked on and seem like they could be near completion. I don't know how many units.

The Windmere Apartments at Armour and Cherry - 78 units - Was recently completed. It is not listed on MAC's website, so it may be fully rented already.

KCtoBklyn - you might cross-post that and the pics over on the "Armour Blvd" thread in "urban core" - i like the pics.

MAC's work along Armour is easily the most underrated development story in KC over the past few years, imo. it's not big and flashy like the Kauffman PAC or anything, but they have rehabbed, or are in the process of rehabbing, more than a dozen classic apartment buildings on Armour, at HUGE expense. those buildings were either boarded up, or Section 8 projects before. it is the largest single step in solidifying and stabilizing midtown probably in my lifetime.

those 2-story buildings on the 3400 block of locust were terrors to the neighborhood - there had been multiple daytime shootouts originating from those buildings.

I agree. I'm very exciting for the neighborhood as well. It's looking great and the influx of new residents will likely go a long way toward boosting the local retail/restaurant scene on that side of town.

just the ones with numbers there's ~2625 units in the two lists for ones with actual numbers

I picked a random what looks like a 4x4 block area on the edge of the city at 155th and Antioch to see the land it would take if that was done as houses in overland park. it had 412 homes and it was relatively dense smaller homes that fit the average size. assuming the units are half the size of the home it would take 40 square blocks in overland park to equal the living space of less than 20 individual building projects in downtown KC, and KC doesn't have to put in streets, water, etc in.

two things are needed to do this right

1. the cost to the govt for both KC and OP for a project today (govt financing, utility cost, etc)
2. the actual square footage of the land each KC project sits on

then it can become an infographic that means something.
