Developer plans $16M River Market apartment building
George Birt, whose hand has been in other downtown residential projects such as Conover Place and the Bridgeworks Lofts, has discussed his idea to build a $16 million, 137-unit project near the Populous headquarters building off Wyandotte and Third streets.

There was quite a bit of talk of this in the River Market thread, but it does deserve it's own thread. I'm curious how the schedule is going. Birt said this:
Birt estimated that the project could start in late spring.
Although knowing how these things go I wonder spring of which year ;)

The project should certainly change/improve this view:

I'd call Wyandotte the separator for this discussion

those two pieces of land in the image are the most notable

but I'll add another that would be a difficult spot but doable for a residential redo with a large footprint

look at 4th St west of Broadway

Reroute the power poles further towards the river, build a platform over the railroad trench, maintain the RR row to their signal controls
put parking as far back as possible with a hidden garage, parking entrances off the north and east
put residential and restaurant space facing 4th St with more residential above the parking garage. put an open air atrium in the middle

I think the new development is called River Market West--hence the title of the thread. Don't think anyone is trying to carve up the River Market thread in general.

^Is everything in order for a go? Downtown needs 10 more projects like this just to bump population up 2K or so.

Collison's write-up on this same story in the KCStar says expected to "be open by early fall 2014"

Birt said the five-story development, which will have 112 one-bedroom and 25 two-bedroom units, will provide the kind of new construction living space desired by the city. Most of the apartments and lofts that have opened downtown are in renovated historic buildings and lack outdoor balconies.
I think the original plan was for 147 units. Looks like it's down by 10 to 137 now.

Seems like I saw a drawing of the planned building on KCRag but can't find it now. Anyone know where to find a drawing of the planned building?

I have an old, gold shovel I can donate to the cause if needed. And it's stored closeby (in the garage at Conover) so just let me know ;)

went by the lot today

no ground breaking, just a lawn care truck parking right in the middle of the lot
don't think the truck was to take care of the lot though, just free parking

River Market apartment project gets $2M green light
On Wednesday, the committee, chaired by Kansas City Councilman Ed Ford, recommended the full council "do pass and advance" Ordinance No. 130507, approving an agreement between the Economic Development Corporation of Kansas City, Mo., and RMW Apartments that will provide a $2 million loan to assist with the development of the apartments at 228 W. 4th St.

Not sure if it means anything, but the lot that RMW will be located has been mowed for the first time this Summer.
