a couple hundred also won't support retail without drawing the same people there over and over every week. and that would be a sandwich shop, which is what failed already

Why would a developer include commercial space when the commercial vacancy rate downtown is so high, yet there is almost no residential vacancy? These people are in bidness to make money.

Depending on the footprint of the space and other considerations it may not work to have retail there. Besides, a mixture of retail and residential on ground-level is something I thought would be desired.you make more money leasing space to CVS than you do renting a ground-level apartment fronting Broadway

Agree with this. There is enough critical mass in Garment District area to add one more mini mart, especially with addition of this project. O’Reilly Development brews $30 million rehab plan for historic Folgers buildings
“We want to preserve as much as we can so you can get a flavor of what the buildings were with the conveniences of new construction,” she said.
The 151 units will be a mix of studio, one-, two- and three-bedroom units with monthly rents starting at $775 and reaching up to $2,450. The architect is SWD Architects of Kansas City. The general contractor is Build LLC of Springfield. The building will be managed by Block Property Management.
Construction is expected to begin in January, with completion scheduled for mid-2015.
“This is just the beginning of our entry into the market,” Mathisen said. “Our goal is to complete the Folgers, succeed and have other opportunities waiting for us downtown.”

^Great to have a new developer investing into downtown. Hopefully they see other opportunities and do not wait until 2015 to start more downtown projects.

It looked like there were some coffee stains on the floors below what I assume were giant bean grinders. If it were up to me I'd try hard to retain those circular stains whenever I had the floors refinished. I think it adds to the character of the building, a nice recognition of its former use.pash wrote:Ha, like the commenters, I also noticed the great floors. They better reuse those.
