Paying for it is the biggest challenge. The other challenge is to have BNIN design something that actually can be built to look like their pretty renderings.

I think all great cities in the world have something similar to this. Probably my favorite is Orchard Road in Singapore. It would most likely spur infill development, but, as the planners have also touched on, the more important point is that this kind of improvement/beautification is almost necessary if the city really plans to increase the downtown population over the next couple of decades. But if folks want to keep thinking small, I'm sure the property owners, city government, and even local residents will oblige them in being small, with the nasty-looking pavement, tree-less streets, and wastelandish surface parking.

I hope this is a top priority for the city. Right now the nicest looking and iviting street in KC is propbably 47th on the plaza. Grand is so high profile and connects so much of the greater downtown area together, it could be an amazing urban corridor.

I fear a McDonalds drive through here would result in too long of lines and would spill out onto Grand. I would have the biggest case of road rage EVER if that were to be the case.

I don't at this location. I stated I liked this design twice.... Three times now.
My point goes back to earlier discussions of fast food requiring a drive through. I want less not more drive through overall in an urban environment.

It's not a bad design at all. The facade is interesting, they are using a variety of materials, and it steps down along with the topography on the 13th St side. It's not going to win any awards, but it seems to have been influenced by the aesthetic of the P&L, which isn't necessarily a bad thing.
I'm trying to think of the last bank I visited that didn't have a drive-thru and I can't. Maybe the Commerce on 8th St.? Point being, it seems like it's become a requirement for a building of that type to have one.

that Arvest bank mockup is 100x better than the ugly parking garage they have now.
one thing I liked about Chicago is so many parking garages started above the first level so the only sign of them was finding the entrance.
