Seriously though. I'm curious as well. (but not enough to have asked, to date)

Could it be a lower level accessed from Walnut and the upper level from the alley?

Looks like the south lot is part of the same property so there? It's pretty narrow though.

The biz journal article (article linked by Dave in December) says a deck above that lot with 24 spaces. I don't have access to the full article now, but from fuzzy memory I think this partially influenced the decision for a low unit count in the building. If they could have fit more parking there would be more units planned. Not sure I remember right on that though

Same synopsis as I now recall. That's when I first wondered how they were accessing upper level and made my conjecture offered a bit ago. It would seem that ramps are not be feasible on such a snug lot.

That's a small lot and you couldn't really build much there anyway. One of the owners also owns the building to the south, which probably facilitated the ability to cut new windows. On a floor plate that size, windows are important and make those units much more desirable. This was a good move.

So, I assume they will be doing the cuts on the north side as well to have views of downtown? Why would you need that much light? Make units that have the mechanicals to the south and get light from the north. All units face DT.

I'm no architect but I believe there are required setbacks in the building code that would not allow you to build right up next to the adjacent building, no? Back in the Berlau days, it was common for the building to sit on the property lines, and sometimes a little over.

The new 16th/Main hotel is inches from its neighbor. The new apartments down the street are even closer

I'm not sure if cutting new windows into a building is any sort of guarantee that a new building won't go up next to it. Developers aren't that nice.

Yes, it may be a short-sighted move to add windows that will one day be covered or look out onto a blank wall, but it's not some sort of mandate that the neighboring buildings must respect.
