The 2010 survey is the fourth done by the council since 1998, and it reveals improving attitudes about living downtown ? 94 percent of the respondents were satisfied or completely satisfied with their decision....

Other downtown amenities that got above-average marks from respondents were entertainment and nightlife (81 percent), its history and architecture (80 percent), personal safety during the day (80 percent) and art and culture (80 percent).

On the flip side, below-average marks were given to public transportation options (48 percent), green space in the form of parks and trails (50 percent) and shopping options besides groceries (55 percent)..

I'm in need of advice from some downtown dwellers.  I'm looking to move this summer (assuming I sell my house in Roeland Park), and I have to find somewhere in MO close to work.  I'm planning on renting for a year, then possibly buy after that.  Quality Hill, River Market, Union Hill are the three that really come to mind.  The biggest problem I've found is I have a boxer (weighs 68 lbs) and several places I've contacted only allow pets up to 35 lbs.  Renting a house is also an option.

Any help very much appreciated.

my building allows up to 50 lbs per animal, so no one would probably notice 68. there are units for sale on the market. PM me if you are interested in renting.

there are a ton of huge dogs in River Market, so i assume many of the buildings dont have weight limits. i know mine doesn't (Riverbend Lofts)

A friend of mine lives in a condo with 50# dog limit yet no issues with his 60# boxer.

I would expect people would be happy to be living downtown.  Otherwise they wouldn't be living there.  They would have moved already.  I imagine this kind of poll would find similar results just about anywhere in the KC area.

One of my neighbors, who rented from an owner in Riverbend, just moved out. He had a 60-ish pound dog, so you could slot right into his spot. PM me if you want details on it. It is a big one bedroom.

Other than that, check out Craigslist. Lots of listings for rent, especially in condo buildings, and that is a great way to dip your feet in. We have lots of neighbors who started off renting and ended up buying either the unit they were renting or another in the building.

Thanks for all the replies guys.  I really like the Rivermarket, Columbus Park area.  Talked to someone at Quality Hill and they said NO on any dog over 35 lbs...fvck em 

Hopefully know something in the next few weeks and start the process.  Haven't decided if I'm selling my tudor or try to rent it for a year or so.  I'm sure I could rent it much quicker and not have to take the commission hit if I sell it.  Anybody else selling homes right now?  Just wondering what the market is like.

just buy in QH, lots of places on the market right now from bare bones non-upgraded units to fully redone.

Yup.  It used to be free but now it's $5 (but you get a GIFT BAG!!!) and pretty much there are 29 open house condos and various other styles of downtown living.  They don't list who is open online anymore (I assume that's part of trying to get you to pay the $5)

Slightly off topic, but on the dog weight issue:

Does anyone understand the reasoning behind placing a weight limit on a dog?

I think it's probably an insurance liability issue that stems from large dogs in communal living situations.

If you have a big dog that jumps up on people in a hallway or lobby, it can knock them down--especially if they are old people or small children.

Hadn't thought of this angle. I'm not sure either, but I assumed it was just because of the potential damage and disruption a large dog can create, as opposed to a small dog. They take up more space, have more hair to shed, have more food to excrete, etc.
