Someone being bullish on office space is a good thing for downtown. I am all for this owner being correct

I might suggest this owner came around to the "bullish" point of view after some pointed communication with several tenants in the building. And the failure of their LCRA bid.

Units on top two floors for now, 30 total. Should be moving tenants in during July/August. One and two bedroom floor plans. Finishes look really solid based on what I saw.

On the second floor, they will have a fitness center and will be re-working the 10th and Main facing windows to be more interactive with the sidewalk, i.e. patios/balconies.

Should be interesting to see the final product.

Yes, same level - 2nd floor. I believe they're adding 11 units with a July target for leasing. They'll apparently have balconies as well.

Notta. They've been mum about that southeast corner and I haven't seen much of any activity there, so I'm assuming there's nothing on the immediate horizon.

The word on the street used to be that Mildred's was going to move to Commerce Tower so they'd have an exterior entrance. I haven't heard that lately, but I do know that Mildred's had a beef with Ten Main management over their handling of some water/flood issues in their space.

Interesting. I'd like to see them move somewhere, but I worry that ground floor space in Ten Main is too large and would swallow their operation. Perhaps it could be laid out in a way to minimize that issue.
