Issues concerning Downtown as described by the Downtown Council. River to 31st Street, I-35 to Bruce R. Watkins.

Last I heard he was aiming to put an office tenant in there.

There is definitely a retail component according to the pending liquor license.

You are both correct. From a 2014 article:

And the verdict is....Grocery Store! Nature's Own Organic is opening a downtown location here- 5600 sq ft. Thats great for the RM. The article says this will be the only retail component.

Nice. Just saw that article too.... So no liquor store now? That was in the original plan I thought

5600 sq ft is a little larger than an average quiktrip.
A CVS runs 10-13k.

So this is more the size of a convenience store than a grocery store.

Have you been to their midtown location? I imagine it will be about like that (and i wouldn't call that a convenience store. limited offering, but definitely has everything you need)

Would be nice to see Duane Reade (NYC/East Coast) or that type of urban pharmacist/drug store in KC's denser neighborhoods. They are very small but stack the products very high on the shelves, efficiently using the space. Plaza, Westport centers and RM could support one.

Vockrodt is saying on twitter that Nature's Own will sell packaged beer and wine also.

Just calling it a grocery store will likely get people to think Consentino's and it's not going to be that.

I was talking the scale more than the type of merchandise. Grocery stores are defined by their size so understanding the scale matters. It's not just variety, it's services. You're not fitting a workable grocery store and an on site bakery for custom cakes in that size without sacrificing something else. You won't find a large customer service desk with dry cleaning, lotto, redbox and photo services. You won't find a full sized pharmacy like a CVS because it's smaller than one.

It is what it is and the confusion is there's no good name for grocery stores for scale unless the chain has different names.

Walmart did this with the Supercenter name. You know it's a larger walmart immediately. Walmart Neighborhood Market is/was the name for a groceries focus.
Target has this and changed back.

They own only the lot right on the corner, at least right now. It's a little under 6500 square feet.

And it's inside the 2012 special streetcar zoning. So no commercial parking minimums.

Looks like they're leasing the top three floors at 5k usable space each.
So what's the bottom floor going to be?
