Same source told me retail on the ground floor (bakery).

They bring jobs and pay a 1% Payroll tax. Seems okay to me

Not a chance. When spaces are filled developers will build more of them.

I can't think of a less job per square foot than a bank branch. They don't add a thing to our downtown neighborhood.

So I work at Burns & Mac, and I guess we are involved and have started working on some amount of design. My source says it is an 8 story building for a law firm that is relocating from the plaza area.

Its interesting how B&M was trying to make an equity play in the airport and now they are involved in several developments in the city (and I'm assuming they're financing this as well). I thought the equity piece of the airport was just something they were offering to help get it off the ground, but now its clear they had some strategic shift already contemplated. I'm curious why they are moving into that arena? or have they always been? Maybe they lined up a bunch of capital for the airport and now they don't know what to do with it other than just forge ahead with real estate?

Strategically we do have a very healthy balance sheet, so the idea is instead of just leaving it all tied up in the market, let's pick some good (local) alternative investments to put some of the money in to. That said, I do not know if we are investing any equity on this one. The other thing that is happening is that historically we have not done a lot of commercial buildings and have stuck to power plants, airports, refineries, etc. However, we have brought in some new players and now that the division is growing, it matches well with the strategy of diversifying the balance sheet.

I've worked there for awhile now, so personally it is exciting to see the company have more of our work showing up locally and investing in projects in the city core.

Curious what they'll do with the rest of the building. Can't imagine that firm needs 8 floors. Room for growth I suppose!

That would be a lot of growth for a 20 attorney firm

A major developer is apparently involved. I'm sure it will be public soon.

I was able to find some preliminary renderings. I’m not going to post them here because I’m hoping they improve and that what I saw was just to show massing and scale. It was office on top of a parking podium with zero street interaction on main.

I’m tempted to track down the architect and grill them on the design...
