Historic KC is collecting nominations for their annual most endangered building list. Whatcha got? Doesn't matter where in the metro.

The large apt building near 39th/Main MAX stop, next to Warwick Theatre. That might be my highest priority desire in Midtown to save.

Thought I've seen posts here about possibly being torn down, I might be wrong.

From the looks of the east side of that building it appears to be tearing itself down, bit by bit.

Any vacant building of that age is endangered as long as it sits empty. It's not unusual for Historic Kansas City to place a building like Hawthorne Plaza on their list. The biggest risk to it is a fire. An example of this is the Horace Mann School at Bruce Watkins Drive and 39th Street, which was awaiting repurposing before it was destroyed by fire.

I doubt the current ownership will tear it down. Because of it's size, it would be an expensive building to demolish. It will probably eventually get renovated. I would imagine it would be a building that MAC properties would be likely to acquire for redevelopment. Maybe Sunflower Development.

Others would include:

Boulevard Manor Hotel, Armour Boulevard at Forest. Major risk is fire.

Any vacant school building in KCMO.

Gillis Orphans' Home/Western Baptist Seminary, 22nd and Tracy. The building on the south especially continues to deteriorate.

Sauer Castle, 935 Shawnee Road, Kansas City, KS. Any house that is vacant is at risk of further deterioration and fire risk.

Whirter (sp?) Printers. 900 block Wyandotte.

It was supposed to be torn down to expand a parking garage that needs to be torn down and rebuilt

last I saw it in 2014 it was totally open to the environment. water poured out of the back every time it rained and birds lived in it.

the small size would make it a cheap renovation and it's two blocks from the streetcar

I think this building is part of the Beacon Hill redevelopment zone. The City owns this parcel, and I think it is designated for renovation, but they are looking for a developer.

That's what I've heard, but as far as I know nobody has come out and explicitly said, "We are saving this building!"

Until then, I'll consider it at-risk. "We just couldn't make the financials work with a renovation..."

This is an example of a building that the City could justify giving incentives to make it work. It sits on Troost, and anyone can see that it's a blighted building. Granting the incentives would allow the City to add it to the list of projects on the East Side.

A possible deal in the works to finally bring this building back to life?

Hawthorne Plaza is up for sale. I believe this is a fairly recent listing:

Hopefully it gets in the hands of someone who can actually do something with it (Maybe Mac Properties).

That's too bad. That firehouse building would have made a good restaurant or bar once that stretch of Independence Avenue was redeveloped.

Here's a closer video of the fire.

A few hours later, a 3-story apartment building at 609 Forest--that had had a previous fire--caught fire again and appears to be a total loss.

That section of city just can’t catch a break. Constantly losing buildings
