Re: Renovations of apartment buildings along Armour Blvd.
I'm still having a hard time getting bent out of shape over the apartment buildings MAC wants to demolish and replace. The preceding 4 or 5 posts above this were almost exclusively unabashed praise for MAC. If any developer in KC has earned the benefit of the doubt, I'd say it's these guys. Emotiona...

Re: Ward Parkway Center
Yes, the model railroad club is a permanent, year-round fixture. I'm a member of the club and we've been in that spot 2 years or so now. The club has non-profit status, so the mall gets a tax writeoff for leasing to us. The space we're in doesn't have an external loading dock and is too large to lea...

Re: Brookfield Building hazardous?
It's amazing to me now when I think of how many railroad offices there used to be in downtown buildings. When I look through the old photos, I see them everywhere. With about a dozen Class 1's serving KC plus many others with interchange agreements, there was a lot of competition for the freight bu...

Re: Intersections with buildings on all corners
Is the surface lot next to the Cathedral too much to count 11th and Broadway? Yes. I disqualified a couple intersections in the first post based on smaller surface lots. After some discussion on Twitter, I think we could allow small pocket parks on one corner. It's hard to make an argument that 11t...

Re: Intersections with buildings on all corners
I wonder what the longest continuously built-up stretch downtown is by these criteria? (That is, where both sides of the street have real buildings on them continuously.) ... What about if we allow everything except surface lots? Broadway's got a stretch of pretty good blocks, but I don't think it'...

Re: Intersections with buildings on all corners
I'm ignoring the bottoms and only homes areas, going from the bluffs to Troost to 31st. only buildings no parking garage no offramp/highway on the opposite side no empty lot, no park no transit center building over parking = ok if a three way then the opposite building must overlap the opposite two...

Re: Kansas, Missouri battle over companies
The article mentions that the company is giving up around $1.8 million in PEAK incentives; not a huge amount but enough to make me wonder what they're getting from the city and the state for this move. An aside, in my head I like to pretend that PEAK stands for "Poaching Everything Adjacent to ...

Re: New Springhill Suites on the Plaza?
Might be bland, but it helps diversify the housing stock in the area. It also has rear-entry garages and adds density. Plus, this: http://newurbanismblog.com/case-unremarkable-buildings/

Re: 20th Street Streetscape
The concept could remain the same. Design in this case may be talking about things like storm & sanitary sewer design, street & sidewalk grading, utility work and other nitty-gritty details that aren't necessary to flesh out the aesthetic concept.

Re: Renovations of apartment buildings along Armour Blvd.
If I am seeing that rendering correctly, it DOES look like it will have large porches on the front. It's not the exact same layout as a classic colonnade apartment, but still similar. Definitely an upgrade from the original rendering. I like the brickwork at the top, it kind of matches the building...

Re: Renovations of apartment buildings along Armour Blvd.
With the scale they're going for with these new buildings, it would be neat if they would do a modern interpretation of a colonnade apartment building.

Out of curiosity, what's the percentage of jobs coming into the KC metro part of Kansas for these incentives vs relocations to other parts of the state? In other words, is Johnson County picking up most of these "new" businesses? Its overwhelmingly Johnson County. http://www.kslpa.org/doc...

The silly gun bill also failed in the Senate after the House passed the override. Brian Nieves threw a hissy fit at [NRA-endorsed] AG Chris Koster over his evisceration of the bill last week.

Anyone else tried the 2013 batch of Bob's 47? It's typically my favorite local brew of the year, but the sixer I picked up this week seems a tad on the bitter side and frankly, not up to par with years past. Perhaps my local booze shop mishandled it. Anyone else have a 2013 experience? I've had two...
