Re: NE Corner of 14th & Wyandotte (300 unit apartment)

Apologies for the crudeness but here's one idea. Drop several floors midblock (or more/less) and add round or domed tower to western side. It better maintains P&L's identity and gives a companion tower with more separation, also with a better identity than a box. The dome doesn't have to be part...

Re: NE Corner of 14th & Wyandotte (300 unit apartment)

^Not following you, the current proposal already has units facing towards convention center. If there were a drop of several floors midblock, the towering side to western side of block could actually have 360 views depending on design.

Re: NE Corner of 14th & Wyandotte (300 unit apartment)

Y’all honestly sound like a bunch of NIMBYs….! This is a massive development that would add hundreds of housing units on a decrepit surface lot (if you can even call it that). Sure it would impede I’m the beautiful P&L building, but that’s progress. I live in New York and have watched the Empir...

Something ..with community input that can improve design and not take away from P&L identity in skyline.

Re: NE Corner of 14th & Wyandotte (300 unit apartment)

^Agree, something along those lines, something that doesn't take away from P&L's identity. But also could do something different with a cap for the new building that gives it an identity as well. I didn't post the best examples in terms of appearance but was implying conceptually something along...

Re: NE Corner of 14th & Wyandotte (300 unit apartment)

Edit: These aren't great examples in terms of appearance, am just pointing out some concept caps for the western corner of new building... Something like these caps on western corner of new building could work with fewer floors between P&L and the dome to provide separation... https://www.gannet...

Re: NE Corner of 14th & Wyandotte (300 unit apartment)

Yes P&L would lose much of its standout identity with this design. One design could be 20 floors in middle and on western edge an extra 10 floors of a separate peaking functional tower living space that complements but isn't trying to be a replica of P&L, perhaps a rounded rotunda. Would all...

Re: NE Corner of 14th & Wyandotte (300 unit apartment)

Great to see the interest in a 30 floor building but questionable for this location butted up against P&L building. Needs a design that better complements P&L or shorter or another location.

Re: OFFICIAL - New KCI Terminal

Looking forward to a trip back to KC this Spring. All of the weaknesses I see can be fixed or upgraded over the years. This appears to be a real terminal that will be a massively huge functional improvement and any weaknesses likely can be fixed in the future. Any complaints so far are unwarranted. ...

Re: 5th and Main (Northwest Corner)

Can appreciate John's concern but if a business is highly reliant on customers elsewhere in metro via car, perhaps those businesses should move away from the streetcar line. Can still be in the city or even downtown but find a more appropriate location that caters better to cars. 99% of the metro ca...

Wonder if the Midtdown Linwood store could be retro-fitted into something like this w/out temporarily closing the store.

^Layoffs never good news but Big Tech has been on a hiring binge since pandemic and the cutback is relatively not as much as recently hired. Google added over 35K jobs since early 2021 so a 12K cutback globally maybe not as bad as it sounds. Tech job postings still strong so might not be a major imp...

Don't have to directly tell them that, just don't cater to those wanting to turn Midtown into suburbia.

Re: Main & Armour - Mac Properties

Another victory for KCtenants! No affordable apartments here! Could have had 70. Could be partly KCtenants but as mentioned the neighborhood cried too about size and not enough parking. Appears that neighborhood feedback had much more to do with it. Midtown needs to grow past the transition from de...

^The CBRE report doesn't show the Oracle/Cerner space dumped. The JLL Q4 report does and it's not pretty. Almost 3.2M sqft negative metro absorption for 2022 with Northland and WyCo of course taking hardest hits from Oracle. Downtown shows Class A at a not so good 24% total vacancy. https://www.us.j...

Berkadia Q4 pipeline report for KC metro. Some projects are more progressed than shown, IE Katz still shows as Planned even though Under Construction. Report claims nearly 53K units recently completed to prospective, which is the highest it's been in a while. Many prospective units for downtown. htt...

With Meta and Google stock taking a recent hit I wondered if they'd delay the KC data centers. Looks like they are still on track and Meta doubling down by taking entire GPTP site. Would've been nice for GPTP site to draw more diversity of DC players but there's still opportunity with other sites an...

I live in PB -- originally from KC and still have a house there. There's a small group of KC people here in Palm Beach County. A much larger group of St. Louis peeps. Many midwesterners prefer the Gulf Coast side (Naples/ Ft. Myers/ Sarasota/ Tampa). The Brightline is great, but for nonstop flights...

There are some exceptions to the 6 month rule. IE, full time RVrs can base out of FL and don't have a requirement for long term FL stays but if I understand right can't be in any one state for more than a certain period each. Plenty of global travelers I've chatted with have traveled full time over ...

Pretty much all of our ideas (raggers) are mentioned. One other thing Plaza could use is smaller spaces for above avg counter eats and quaint restaurants rather than cater mostly to corporate format. iE Rye feels more generic corporate than indie local.
