Which Kemper are you wanting to confront? Crosby has nothing to do with Commerce and the Grand Opera. He was responsible over 30 years ago for the loss of Emery Bird Thayer, but at least after a few years put up a decent structure in its place.

I don't give much a chance for lower Troost for a good many years. When I lived in central Hyde 20 years ago there were the same tentative seeds of hope that never sprouted to achieve a critical renewal. Maybe if a light rail line went down it there might happen enough investment.

Gotta remember the structure is unsound and the guts need to be replaced. A similar situation to the now lost National(Professional Building) Garage at 11th and McGee.

Lovely neighborhood, I love how the stone for the homes came out of Roanoke Park, that was once a quarry. But single family mansions on large lots do not constitute an "urban" neighborhood. Age does not make urbanity. This is a century old suburban development.

This is a much more precarious situation, as from the top elevation the giant steps are not at all visible, and the flight is much higher.

There was a proposal to develop this as residential some years ago. Do not remember the particulars but I think it was close to a decade ago, and either was turned down by zoning or TIF.

Whats with the funky stairs in the courtyard? The east portion are normal height, on the west double height.
