Higher incentives than normal are more than justified if it's mostly a community center first and residential second. Moving the Plaza library here would more easily justify high incentives.

Agree is doesn't have to be ornate but does need to be much better than standard issue mediocre.

If there's no concerted effort pushing for premium design and maximize broad use of such a prime site, a standard issue lego block residential building may end up here as a private island. This site deserves premium investment that is open to everyone.

Might be an easier sell to public if a taller residential building has a fused in corner Moorish tower element higher than roofline and overall design that is compatible with Plaza. Ideally they poll the residents within say a 2-3 mile radius (especially transit users, not entire KCMO). Ask what they'd like to see there, with a long list of suggestions and multi-choice. Those of us who own/rent nearby especially should have higher ranking consideration than those outside city c...

It doesn’t matter if the courts are at grade, above ground, or on a roof. That use and thag volume of use is not warranted at that site. Even if bowl concept stays, that spot is on the outskirts so with a taller building the bowl still is intact. A mixed use residential with public recreation center could work there. The bowl concept needs to go but even so a taller building could go there and contribute to the bowl given it's outer rim of Plaza. And the tennis courts don't need to go as they could be put on rooftop as well as indoor courts. Make it a multi-floor community complex with transit center, move Plaza...

I've just checked booking.com. City economy hotels are about that but near airport it's about $150 for economy with rooms available.

Have dealt with the Pres/CEO of Creative Planning. Interest in KCMO and downtown is indirect and peripheral, highly unlikely to move HQ there. While visiting the city is doable he's otherwise as suburban oriented as it gets. But I could be wrong. May also depend on desire of employee base.
