Notice that STL got 87% to our 13%.  I'm sure light rail costs may justify a bigger chunk of change for them, but that seems like a ridiculous difference in funding.

I tend to agree with TK.  The Xroads is pretty far from becoming gentrified.  There is still plenty of unused building stock and vacant retail/commercial space around.  The property value surge has proven to be ill supported by demand and I would expect that building/land prices will correct themsel...

Made my first return visit since it reopened.  Had a Reuben which tasted about like every bar Reuben I've ever had: like I bought it at a bar.  Which I did.  The Phoenix is a bar.  Drinks and jazz are and should be the focus.  Glad to see it back; sure did miss it.

Scooters is on Walnut on NE corner of 9th or 10th & Walnut.  The professional building, on Grand, has Jimmy Johns, a salon and used to have Perk Up, but they closed.
