I mean commitments of Shell HQ and Topgolf (not that I'd strive for it) are a bit different. Reminds me of Port Covington in Baltimore, which is moving along well towards a moderate density. Go check the history on google earth. 1996, half that block was parking lots and half the buildings in that pic are gone. Long before the Star went in. I think as long as the stadium is ONLY removing the star building and the two blocks west on grand, I’m good with it. If the blast radius extends past that on any side, though, that’s a problem
