Re: 39th Street Gateway
This is up to five duplexes going up. Looks like it will hold 10-12. They have one bad aspect, there's no entry off the street for the ones I saw off the west side and the east side is above a retaining wall. So there's no street focus at all. Each unit has one garage spot off the middle of the bloc...

retail in the west bottoms. That's amazing news.
Especially ironic is this "underused" lot was used by the Royal BBQ contest (at least the last time I went they did)

Re: Beacon Hill
I like Houston as an example since I saw a lot of their midtown, which is about the same distance from downtown as this. There's a relatively large residential complex along McGowan. It's called Camden Midtown. It's all 3-stories tall. It has strong street facing security since it's not the nicest p...

Re: 1914 Main
there are several deals that haven't been announced yet. the 1900 block will be completely filled in except for the rieger's lot. I wasn't just talking about the 1900 block. 1500: 1 1600: 0 1700: 4 1800: 3 1900: 1 The 1900 block is the least of the problem. it's 17th to 19th that is the pain. Lead ...

Re: Beacon Hill
Yeah, height in many of these areas will only come when the property taxes is higher than a lower density can support payments on. Think the Mission, KS quandary on a lesser scale. They eventually had to add a special assessment for the former mall site because sometimes a huge yearly payment is wha...

1940 census was 3.75 people per family today it's 2.5 So it was 1.5x higher then. http://www.census.gov/population/socdemo/hh-fam/tabHH-6.pdf 194,000 times 1.5 and you get 291,000 even adjusting for family size the urban core is notably less dense in 1900 only 33% of the population was under age 15....

Re: Man chops down westside sound buffer/modot trees
Probably not good news for the people trying to unload this expensive uggo: http://www.trulia.com/property/3214424113-1727-Jefferson-St-Kansas-City-MO-64108 The back yard of this place is already really really loud. I predict a noise barrier will be built as a result. Perhaps not now, but within th...

not necessarily, the property owner owes taxes. take the billboard instead of payments.grovester wrote:If there's ever been a good argument for eminent domain it's this one. Except that that asshole would get some money.

Re: Beacon Hill
obviously height is expensive. and one thing the downtown area needs is lower cost places to live than a tall tower. We can't build everything new at a size where rent costs $1500/month and expect downtown to grow. so a 3-5 story height makes logical sense for new development on the corridor. the pl...

Re: North Plaza Hotel- 46th and Broadway
I thought there were close to 250,000 people in just an area from River to 39th, Benton BLVD to West Bottoms, thats dense enough for me KCMO is roughly 470,000 people A council district is thus around 78,000 people. Roughly 37% of the city live north of the river. (2 full districts = 33%, a small p...

Re: Big, empty buildings. What's left?
If you look at the parcel ownership, TWP Holdings and TWP Partners basically owns only the land where the building is shown. Block 112 owns the rest. Both are Copaken entities. Knowing that companies do that to legally insulate different projects they own from each other, this could show a shift to ...

Is really a check or is the city portion more "if you build we won't require you to pay more in taxes and you can have the land, but in turn you hold all the operational and loan risk" ??

Re: Man chops down westside sound buffer/modot trees
Is this the owner of the billboard at 17th & Jefferson? Does the law really give him a right to a view of his billboard from the highway? It's not even on a lot adjacent to the highway. ... I assume they will make them replace them. I don't. Read the article. It says that it is and modot is tal...
