Re: Misc Crossroads News
The last thing we need is more rules (and costs). That being said, GDAP is close isn’t it? Form based codes, in my view, aren’t more time consuming rules. They’re just directions that can help make development better instead of a mismatch of rules and views. What’s GDAP? Greater Downtown Area Plan....

Thanks for posting.
I'm surprised at people's optimism with adding trash cans. The city doesn't do a great job maintaining the ones they already have.

It's the same developer as the Holiday Inn Express and Hampton Inn downtown. Nobody should be surprised it's dragging on far too long.

Re: OFFICIAL - Buck O'Neil Bridge
The old one could be and was going to be repaired however MoDOT was going to shut it down for an extended time to repair it. KCMO made the decision to realign the bridge and reduce downtime. Hence why KC had to pony up extra funds for a bridge that’s MoDOTs responsibility

Re: OFFICIAL - Buck O'Neil Bridge
Knowing how KC does things, I suspect the funds will be provided to "save" the BON bridge. The catch is that it will take 10-15 years for funds to be found to actually renovate it into an activated space. It'll just sit there awkwardly until then.

Re: Downtown Baseball Stadium
If a regional transit tax is passed, doesn’t seem crazy that an “upgrade” from bus to streetcar is used as a sweetener alongside workforce training, affordable housing, and other items to get a stadium tax passed.
The big question is does it terminate at Paseo, Prospect, or Cleveland?

They've gone full MAGA at this point. High on their own supply. facts be damned. Expertise be damned.
It's all just how you feel and owning the libs developers and white people.

Eric Bunch and Andrea Bough bending over backward multiple times for them is more concerning to me than the group itself. Bunch especially seems to have been poisoned by Twitter rose brain.

Re: Troost developments
Winter (especially December and January) is traditionally the slowest time for development announcements. There’s nothing new about that.
I’m not going to debate the current council’s policies, but I can say my firm is still seeing a steady stream of projects for KCMO proper.

Re: Troost developments
It’s just horrific how bad Lucas and other council members have held back development with that stupid city ordinance. The city was still growing well Lucas first couple years because it was residue from Sky James coattails, but that pipe is dried up. This is the result now from Lucas administratio...

Re: Downtown Baseball Stadium
If your goal is north loop removal, putting the stadium right next to it is a terrible idea. Wherever the stadium goes, the adjacent highway is going to be locked in to use for another 40-50 years.

Re: Office project at 27th & Main
With the city having bent over so far for W&R, they've left themselves without much to stand on for this project. In my view, while I don't like the proposed design, it's just as (or arguably more) urban than W&R. I don't see how this doesn't get approved. Pushing the parking to be lower on ...

Re: Regional Transit Coordination
These screeds against JoCo sidestep the simple questions to answer:
A) Do you want JoCo contributing its (hefty) economic power towards the regional transit tax?
B) If so, what is the politically & financially viable reward to JoCo for joining a regional tax?

Re: Regional Transit Coordination
Also need to be careful not to feed the KS/MO polarization. It's too easy to go there and not a good thing, need to think about what's most effective for metro. Rail in city core and BRT from burbs is a good start and then slowly build rail out over decades in an incrementally increasing ring of in...

Something for Metcalf to plaza (either upgrade to BRT or rail/BRT combo) seems like an obvious give to get JoCo on board

Re: OFFICIAL - New KCI Terminal
I think it’s more so the fact that it’s a full two stories above the terminal. It makes the arrivals area feel like a canyon. I still argue that the expense of going subterranean for a couple stories would’ve helped to not make the garage feel as imposing The cost of going below grade is significan...
