Re: 5th and Main (Northwest Corner)

I had seen earlier iteration of FH proposal with an activated Main street for garage access. I assume still the same. They have used KEM before and seemingly a good design although the south-facing greenhouse atop would cook but great views agreed. Unsure if the FAA rules apply to the top elevation ...

Superior Linen has put some of their holdings on Cherry St. on the market. Glad to see it. I hope they sell all of their property. https://i.imgur.com/9AGropi.jpg https://www.loopnet.com/Listing/Cherry-St-Portfolio-Offering/21207691/ finally...I worked that guy for a couple years...then our optione...

Re: Bridging Park & Market

Personally I didnt think Union Station the right binder anyway but a good fallback. Why is it that you see US as the less desirable option? While placing a commuter station in the NE part of DT would be a boon for the north land commuters, it significantly underutilizes an already existing asset, b...

Re: Bridging Park & Market.

KC Southern would only support rail to Union Station. That was way too expensive. Jackson County Commuter Rail polled extremely well and an official election campaign was very close to being launched. County Executive went to prison (in 2016?). Lots had changed since 2012 - hope to see Troy pick th...

Re: Bridging Park & Market

This would not be a great place to put a parking lot. The Isle of Capri park and ride streetcar idea might be something that would appeal to you instead. Commuter rail had proposed coming into 3rd & grand via what is now the streetcar maintenance facility. http://www.kcsmartmoves.org/pdf/jackso...

Re: Bridging Park & Market

would love to be able to incorporate a design with a future commuter rail aspect of some kind. I think there would be a great Park & Ride opportunity for commuters from the Northland who work downtown to use that. As someone who drives into downtown from the Northland for work any options like ...

Re: Status and future of the River Market area??

RIght...forgot about bank reqs on units pre-sales too. Adding to the fun. We are selling condos now in the RM b/c we they were done >10yrs ago and no longer on attys radar screen BUT the banks still have issues as being non-warranted i.e. < 50% owner-occupied. Well how do you get there if just now s...

Re: Status and future of the River Market area??

right...condos are a special breed of hell for all involved. And until that changes, no new condo towers. townhomes are different with just party wall agmts and not subject to the same mess. Need some relief from legislatures - many are former attys - so not seeing that happen. And back to the town...

Re: Status and future of the River Market area??

Assume this is 4th and Wyandotte? Yea the TOD Activist project Also on hold per the same parking issue. 121 car obligation encumbers EVERY space in two lots. Converting these to dedicated spaces - one party agrees, Pacific/Volker/Askew is just not responding (now absentee owner) and thus will soon ...

@TODActivist What's up with 3rd @ Deleware? All listings and information have been removed from LoopNet, Cushman Wakefield, etc Thanks for asking...simple answer is not much. Taking a break in a negative office environment from trolling. When we initially listed this we have a 40,000sqft tenant and...

Re: Status and future of the River Market area??

Yes! Close Delaware turn the street parking into sidewalk cafe space. Then push vehicle traffic down one way reconnected main. Will still need local traffic though Agreed this can be a beautiful ped space if closed. Local traffic not essential and only one ingress for lot next to Confluence and tha...

Re: Status and future of the River Market area??

I'd think even making Main a one-way NB street to couple with Delaware would help circulation. Put a right-in, right-out entrance to the garage mid block between 5th Street and "4th Street". Then make both intersections at 3rd and 5th right-in, right-out as well and you avoid queues in fr...

Re: Status and future of the River Market area??

As an interested buyer I'd provide any feedback. Doesn't the city have some ownership the old Populous garage? Seems they could carve out a parking agreement I had heard there had been some lawsuit - unsure issues and who - then the city had been bought out and I think by 3Y. Hearsay so Collison ma...

Re: Status and future of the River Market area??

Have there been talks to involve Port KC with the Delaware Landing project? Yes we dealt with PKC on the 3rd & Delaware proposed office bldg when we had a prospect to lease most of it. WeWork or WeDontWork maybe. Anyway as to the Townhomes we never got far enough due to parking issues mentioned...
