I stopped in this weekend just for a quick drink to check the place out. It's a nice space so I hope it works out. One thing that's kind of cool is that the courtyard (which is covered by the liquor license) is smoke-free too. If you want to smoke, you have to go up the stairs to the sidewalk.

Downtown hotels are now getting away w/out much parking if any. Many who visit don't rent a car. Not sure if a 'luxury' hotel can pull it off but will be interesting to see how they play this. From my experience, higher end customers are more likely to fly into a city and more likely to Uber around...

I say tear it down and build a real hotel/casino combo with a streetcar extension. Yes! The current building/boat has become such an eyesore both inside and out that I don't see how anything can fix it. They need to start over. I was more comparing the Sarpinos in Westport with what I had out south at Sarpinos (OP or Leawood). The quality was better out South. With all the work they did to get it spruced up for the WW1 centennial, I'm surprised it looks this bad already. Though I can honestly say that it's been a very long time since I have noticed any of the fountains actually running.
