I was directly responding to this statementThere’s a reno near Locust and 34th that is priced about $100k too low at $149k.

Re: OFFICIAL - ARTerra (21st and Wyandotte)
There is way to share Google Photos on forums but it's involved... Open in Google Photos and 'share' the photo, select 'get link', copy link, paste the link into another tab, click photo, right click over photo and copy image address. Then past that into forum. also i've learned you need to wait a ...

Re: Urbanism and Pros and Cons of Gentrification
I think you are over-rating North Hyde Park. That $149k house at 34th and Locust is a reno "opportunity"...it's a real junker that may be more cost effective to tear-down. So essentially a $149k plus demo cost lot. $100k more for that is a joke (40 days on market). The $215k home at 3500 ...

Re: Urbanism and Pros and Cons of Gentrification
This was always going to happen. So many of the south of downtown into east side neighborhoods are crazy under priced. Even lots are about 20-40% too low. Many $30k lots should be priced at $50k. There’s a reno near Locust and 34th that is priced about $100k too low at $149k. Another around 3500 Ch...

Re: Fixing p&l traffic backups
This will fix the problem of blocking the streetcar:
on event nights, H&R Block's garage Main St exit could be closed (enter/exit off Walnut only) and Midland's / One KC Place garage Main St exit could be closed (enter / exit off Baltimore only).

Re: Three Light
We know about the 4-story 63-unit condo building which is part of the Milhaus/UC+B Gallerie development. They may have mis-spoke and were referring to that. IIRC, the condo aspect of that project was scrapped and they will all be rentals. I do know for a fact that the for-sale townhomes are still p...

Re: Three Light
The most interesting quote from the article is non-three light related. Matt Zammar of Re/MAX Legacy, one of the area's leading condo agents, recently advised Winters that a developer plans at least one new condo tower in the Crown Center area. The Crown Center expansion plans I found must be accur...

Re: Hospital Hill activity
You need to flip that 90 degrees and put it on top of the garage just south of 23rd st this is a 2008 aerial (bottom center in the image). The parking garage it’s going on and the building next to it with the hospital name hadn’t been built yet in this view. the new tower will be oriented east-west...

Elevations in the drawing set on the city's development tracker site indicate ~185' from ground to roof (top of staircase is another 15' taller)

Re: Capping the Loop
VACATION of walnut Terrible idea to vacate Walnut as seen in one or more of the Cordish renderings. Vacation of Main, allowing only the streetcar thru the park, should be looked at. It could force drivers to actually use the other N-S streets in the grid instead of clogging up Main Street from 10th...

Location West of HR Block being looked at for Class A office building. Guess this means no 5 Light :/ Isn't that the exact location discussed in the Five Light thread? I also thought it was mentioned that the "# Light" branding may not apply to 5 and 6, and that they were looking at offic...

This is the NW corner 3rd & Delaware, across from The Farmhouse outdoor seating. Are you thinking of the SW and SE corners of 5th & Main, across from Minsky's?earthling wrote:Isn't this project dependent on garage built on lot W of Minsky's.

No, I mean the campus building at 45th and Oak which appears to be a former residence.FangKC wrote:Do you mean the vacant lot on the NE corner of 44th and Oak? The NW corner of 45th and Oak is campus building.

according to an earlier campus masterplan effort completed by BNIM, this project will go on the NW corner of 45th and Oak, replacing an old house:moderne wrote:Will this be on the campus between Oak and Warwick or adjacent?

Re: Hospital Hill activity
Some thoughts/questions on the Beacon Hill Hotel: Do we know the number of rooms? Looking over the documents, I couldn't see it listed. It does say: GROSS DENSITY: 30.34 UNITS/ACRE (BASED ON AREA OF NEW DEVELOPMENT OF 0.76 ACRES) That would equate to 23. On the Development Tracker map, it says: Num...

Final UR Plan submittal showed up on the city's development tracker for the Beacon Hill Hotel @ 2321 Troost, just north of the UMKC grad student housing. It's a La Quinta. Not the same design as before but it looks decent: http://www.generatorstudio.com/wp-content/uploads/2016/11/00_beacon-hill-hote...

wow, that will be transformative. looks like it will require demolition of 13 mostly 1 and 1.5 story small-ish single family homes (many of which have been converted to office use). I wish Belleview and Madison could be converted to two-way between 43rd & Brush Creek. Belleview is a downhill rac...
