Most metros have areas like College Blvd, but this is nothing like that.
With regard to fringe of development location, Cerner building at Village West is pretty darned close to being exactly what happened when Corporate Hills Woods was built.

Best piece of pizza I've ever had was cheese and tomato sauce, thin crust from a walk-up place just off the beach in a little town on the Delaware shore.  It was perfect.
