Re: OFFICIAL - 46 Penn Centre
Yes. I fear the "groundbreaking" ceremony might have been more so an advertisement to attract tenants. Perhaps they are waiting until more space is leased to actually start construction.

Re: Urbanism and Pros and Cons of Gentrification
Well, it could still fail to go through, as can happen with short sales. I don't know anything about what stage they are in of the process (sounds like you might have more info than me). Sometimes short sales just take a very long time.

Re: Urbanism and Pros and Cons of Gentrification
The houses on Cherry and Gillham are both under contract. As mentioned, Cherry is a short sale, hence the length of time "on the market". Both of the houses need extensive work. I think the prices on both of them are appropriate for the amount of work they need (Gillham may end up selling ...

Tennis players per day: A few dozen and less during winter? Potential streetcar daily riders going by Plaza: Likely 5K+, maybe 10K+ peaks (it will likely be one of busiest stops along entire line) That location is too prime for a few select people using it. It needs to function as a transit center ...

Re: Troost developments
27th and Troost is on the agenda for the LCRA meeting on Jan 24th. The contract for Milhaus/UC-B is to be extended until Feb 16th (was supposed to close 1/16). The delay is because the city had to approve alley vacation, and it looks like that was completed this week. The more interesting tidbit is ...

IIRC, the condo aspect of that project was scrapped and they will all be rentals.Critical_Mass wrote: We know about the 4-story 63-unit condo building which is part of the Milhaus/UC+B Gallerie development. They may have mis-spoke and were referring to that.

Re: Three Light
The article still says 300 units for Three Light, which is basically the same as Two Light. The footprint looks about the same, so unless these units are significantly larger, or there is another mixed-use component, I wouldn't expect anything drastically larger. If they are planning on going condo,...

Re: OFFICIAL - Dorset Apartments (46 Summit)
This went to the Planning, Zoning & Economic Development Committee last week. The project is getting a bit larger - same number of units but increased bedroom count and an added floor on Summit. Those elevations already show 4 floors on Summit, so I guess it is just getting approval for that. Fr...

Re: Troost developments
I tuned into KCUR yesterday in the middle of a sponsor message for some organization related to Troost. The message was about "bringing people together" or "bridging the divide" on Troost, or something like that. I missed the name of the group (tuned in too late). They did give a...

Re: Longfellow development
Yeah, it would be sad to loose. I know there are a ton of similar six-plexes in KC, but this one has a few unique touches that make it special. I didn't notice the name on it before. It's interesting because there is a nearby apartment building on Harrison off 31st that was called The Narcissist. I ...

Re: Renovations of apartment buildings along Armour Blvd.
It's not clear what is going to happen with that building now. The MAC project seemed like it was it's most realistic shot at redevelopment. You might have better details since you seem to have a lot of info on this project, but I heard some ridiculous numbers about Abnos' demands for the buildings...

2805 Gillham is under contract. This is the old six-plex flanked by some vacant lots. The owner would sell outright but was also looking to explore a joint-venture development with the new purchaser. They had a concept drawn up by El Dorado that involved demoing the six-plex and replacing it with a ...

Re: BMA Building
That is ridiculous. One Park Place has a permanent easement on parking in the garage. It would only affect the east units view of the east (which is not the great view). The conceptual renderings show a fairly low rise building that wouldn't impact many views. Although, I'm not too surprised. I thin...

Re: Renovations of apartment buildings along Armour Blvd.
The buildings on the NE corner have been vacated for a little while now. The plan had been for MAC to have control of the properties by the beginning of the year, and it looks like that has happened (sans the Abnos owned hotel building, which they are moving ahead without). They said they would go a...

It looks like the garage/development site was put up for auction in mid December with a starting bid of $750,000. I don't know if it sold:

Re: Are apartment rental costs too high downtown?
Apartment rental costs in Downtown are still considerably higher than Overland Park. The average 2 bed in Downtown is over $1,900, (vs $1,170 in OP), according this site:
