How long has it been that the building was turned over to the HOA?  Kind of surprising that a major roof issue is arising so soon after renovation.  Any idea as to the nature of the problem?

Have known Tommy a long time and attended his memorial service yesterday - a very moving event.  He truly was larger than life and one of Kansas City's most recognized personalities.

My understanding is that the "lunch special" burgers are not full-size, or at least not the size of the dinner burgers (can anybody confirm? I don't remember where I read it), otherwise it WOULD be a great deal.  It's been a while since I had the Lunch Special, but they were the same size...

Usually commercial lease/rental rates are quoted per square foot on an annual basis.  $7/sf/mo would be $84 annually, way above Class A office or retail space on the Plaza (IIRC, Valencia Place is running around $28/sf).

I'm less worried about 4th floor location - the lease on 7600sf is quite a monthly nut.  I like the idea of 4th floor - reminds me of crawling the halls in Manhattan highrises seeking out a retailer.

IIRC, plans were for mixed res/commercial use with eye toward artists/photographers.  Also, I found references on the web listing it as 1512 Grand - maybe it was converted already.
