keep in mind the light rail plan was designed to entice commuters. that will not be the streetcar's primary goal. I wouldn't hold your breath for any northern extension beyond NKC. the focus is on repopulating our empty urban core. modern streetcars can run up to 55 mph, the speed limit on HOA is 4...

UMKC makes the most sense to get the Plaza/tourism connection done first. Probably something out east next. that's not horrible. that would work decently in the crossroads as a good minimum size for the two big empty lots near Populous and on a smaller scale the one at Grand and Missouri.

925 Wyoming isn't even a very good spot in the bottoms. All the development of note is around 12th St.
