Re: Plaza move-ins (ongoing)
Giving the church away. I don't know what situation the Plaza church is in, but most churches carry a debt of some sort. So giving it away typically isn't the best option. Rarely is a church only used on Sunday mornings. I would say that a small church even has events 5 days a week. Weddings, funer...

Northern Missouri is nothing like the Ozark flatlands. I've been in *every* county in the state. There's a reason for this, northern Missouri is glacial till while the Ozarks are not. Culturally things are more similar today but population movement tended to happen by latitude. This is because farmi...

Larkburger is pulling out of KC. 4800 Main is going to look super empty now, I hope a local place comes in, i honestly think its a perfect spot for Q39. We're at a point where gourmet burger joints are a dime a dozen and there's not much you can do to separate yourself from the competition. With th...

Interesting, it's not on the plans either. You can see it in this photo http://kcrag.com/viewtopic.php?f=15&t=18949&start=2640#p588151 the 2 story open space at the bottom will be the outdoor terrace off the bar. It should be nice and quiet place to enjoy a cocktail! No, this is the bump out furthe...

The entrance to the One Petticoat Lane garage is off Walnut. It doesn't connect to the Commerce garage off Main as I recall.
So probably the former.

The basic math of car ownership says it will be decades before private vehicles are replaced by any sort of driverless vehicle. Subscription services cost dramatically more than paying a couple thousand for a used car and when we still see 40 year old cars in regular use it will take a long time to ...

So why did we let the government shut down for over a month? Anyone still believe that we would be just fine with small government? What it showed is everything government shutdowns don't work. The idea of making someone work without pay will get push back much quicker in the future. There's a case...

Re: Black leaders seek to rename Paseo to MLK Blvd
The Paseo is named after the street in Mexico City that's named after the Mexican struggle to have a modern, liberal (for 1860) government. We renamed a street named after a political struggle for one named for the leader of a political struggle. It's name has nothing to do with the city beautiful m...

Looks like it's about 50-50. They like to start brand new retail areas on the edge of town too.
KC (1x), Jeff City, Sedalia, St. Joseph, Osage Beach, Rolla, Kirksville, Springfield (1x)
Some of these stores they're the only retail in the area.

But could expand into MO/KS. Extremely unlikely. Their core michigan is Michigan with 4x the number of any other state they're in. I would expect to see them open 100 stores in Ohio, Illinois and Indiana before they go much past St. Louis. I would think Hy-Vee enters St. Louis before Meijer does.

Re: Liberty Memorial Musuem and Penn Valley Park
As for lack of use, and this isn't intended as a rhetorical question, does any park in Downtown get much use? Is the design of the Memorial really the cause of the lawn's emptiness? Without data I would assume Case Park. It has a playground near residential, connects to a trail for fitness and has ...

Re: The 80-20 rule and transportation policy
I would implement a retail parking maximum that scales with a modifier based on the design of the project. We need to encourage shopping centers to be built where you can walk around more. The idea is a space is unique if you have to step off of a sidewalk into a parking lot or street to reach the n...

Great googly moogly, I made the mistake of reading comments in that Facebook group. Did you know the Target by Oak Park Mall isn't safe because Kelsey Smith was kidnapped from there... almost 12 years ago? I don't think anyone in that group will be happy until they rebuild and reopen Metcalf South ...

7 floors is about the point when stick framing ends. Going higher makes it more likely they become luxury apartments.
With all the options for engineered and laminated wood like CLT already mentioned they can build some really ecologically friendly wooden structures using all the wood of a tree.
