Buffers should exist but the existing system is appropriate for control. Zoning. If it's ok for a cigarette shop, bar or such to be in a spot a MMJ store should be too.

My other idea is this: When we sold one house the bank went looking for the most comparable home style. It didn't matter if that home was 10 blocks away, they used it. The homes <3 blocks away weren't similar enough to set my value despite our, we had to lower our price to match a different neighbor...

Such a system shouldn't be based on the sale price. Can game the system too easily. If you sell your friend a home for $1000 and everything else is selling for $100000 there's no way that should set the taxable value. Maybe require an independent assessment to participate in this program. Without it...

Just double the size of the museum and it would work. Dismantle prariefire and put it here I found a good example that it's not the size that matters, it's how the space is used. The time we went Prairiefire had space for ~5 areas in 42k sq ft. Science City has space for ~35 different areas in 100k...

That newer idea is not the worse case scenario. If covers up a parking lot, expands the park and provides new office space with a great view of downtown with no building torn down for parking

3. Bunching isn't efficient because riders take the first vehicle that shows up and leaves the next one less full (or even empty). I've seen people not get on and wait for the next train when it arrives full or just walk. We're talking like five or six times a year to pull them all out for an hour ...

From a practical standpoint, people have a tough time separating the taxes and mortgage on a monthly basis. The total amount IS your monthly bill to your bank. Induced demand will mean four car service will be as full as three car has been. Going to need to start work on those steps sooner than later
