There are TOD specific developers out there who specifically seek out rail lines because they don't change compared to say bus lines that might. There are different schools of thought on appropriate forms of transit and the line it runs along. The streetcar technology we use could work as a commuter line to KCK as you described but my position (for KC) is that it's better to use streetcar to attract new destination TOD, not as commuter servi...

Heading to NYC again next week. Agree rudeness isn't right word for NYC. If cities have standout personalities, NYC's is a relatively fine tuned machine and you don't want to be the problem cog in the machine or you'll hear about it.

WeWork has the rapid growth and massive losses that reminds me of the late 90's dotcom boom that wasn't sustainable. They'll either succeed wildly or bust spectacularly. Looking at the list of possible routes, would suggest Independence Ave. or North KC over HOA Bridge for Phase 3. Indie Ave already most dense population in metro and already has a fairly significant commercial stretch, which should attract investment and improve over the future. It's not just about ...

However less traffic to S Loop if N Loop still in use as a bypass. Getting rid of N Loop entirely doubles down traffic for S Loop long term. Just suggesting it should be studied as an alternative. Though if metro wide free bus can be pulled off....

Removing the N Loop exits would allow burying as a bypass and allow easier contiguous development between RM and CBD.

Ah thanks. Is a lot to go through. Does it show impact to S Loop with different assumptions of # of vehicles per day today, in 10 years, 20 years, etc? And factor increase in wait time to exits because now there would be fewer exits? Not clear where that study is. The convergence of several freeways...

I understand the desire to shut down N Loop but it's hard to imagine S Loop handling all the traffic from various freeways feeding into downtown, especially through traffic as KC metro and region grows. And a largest freight center in US that continues to grow. Instead, how about removing N Loop ram...

iPho Tower bahn mi pretty good, didn't realize they had such a cheap special.

And yeah, in strictest sense of term food trucks is closes with some City Market places that fit the bill. But I did open door to counters as well in OP. Have changed title to reflect.
