1) Why would Glass sell now? Because he just doubled his investment with the tax passage (Forbes est. worth $200k, up from $96k he paid to buy them) and it won't appreciate much anytime in the near future. Its like selling a stock when you know it has climbed too fast and will plateau for years. T...

Need to stop UP - convert whole line to trail...
Seriously, it would be very bad for Lee's Summit if the remainder of the RR line from Pleasant Hill to KC was reactivated as a railroad. There is serious housing density up to the line, and significant traffic snarls will happen on Ward Rd., Longview Rd. and Pryor Rd. Its one thing to have a single...

Re: A new urbansim project in south Lee's Summit
Inflow of folks to LS is middle to upper-middle class, the low-middle can't afford the housing and taxes anymore. Cheaper housing is readily available just to the south at Belton/Raymore. Yes, they need more decent jobs. The Strother Rd. interchange off 470 will be a huge boost in the next 5 years...

Stole my thunder -- Retractable roof over Arrowhead is the answer...
90%+ of the economic benefit to Jackson County is from events that will take place within the confines of a climate-controlled Arrowhead, e.g., Super bowl, Final Four, Convention activities. The Royals don't need a roof for an All-star game, and any events held between the stadiums couldn't be clim...

On the money....
Seriously, 90% of the economic benefit (superbowl, other large events conventions, final four) is what happens inside Arrowhead with a roof. The Royals truly don't need it -- not hard to make up a rainout -- and we can get an all-star game without it. The pavilion idea between the stadims is prett...

All the LS problems are rectified in the next 2-3 years
Go to the city website and look up capital improvement projects. Pryor will be totally redone all the way from Hook rd to I-470, only 2 lane for now but much improved site distance, widened, etc. Longview road is redone to 3 lanes from Ward rd to New Longview by 2007. 3rd street out to Longview co...

Re: A new urbansim project in south Lee's Summit
There is lots of talk about how to bring office development and more decent jobs to Lee's Summit. Available land for buildings and highway access are big issues. The RLDS (Reformed Mormons, or something like that) controls so much land, that other alternatives have to be considered. Actually, the...

Lee's Summit is still on a tear...
but it may feel the effects of the slowdown soon too. It hurts that there aren't more higher-end jobs in town, like in JoCo, so the increase in gas prices has folks second guessing about commuting downton or to JoCo. Once they get new I-470 interchanges in place, look for office development to kee...

Rumi - some of the best food in KC
Mediterranean place on 39th, east of Statline. I can't remember the crossroad, where the stoplight is. Fun place to sit outdoors, though the traffic on 39th is only like 50 feet away. Still, great neighborhood.

Mo-58 is basically a parking lot at certain times of the day...
You can see why Raymore is sprawling east and north to abut Lee's Summit. Those neighborhoods can take advantage of better L.S. roads and have better shopping there. For better or worse, growth near Mo-291 in Cass Co. will only accelerate with new shopping at the 291 intersections with M-150 and U...

Re: A new urbansim project in south Lee's Summit
Grid, I live near Arborwalk, though I have a few acres and a view out back with no homes blocking my sunsets. It is essentially new urbanism in a new part of town, so kind of defeats the purpose. However, my family can walk to the new city park that is going in, and it will at least be a mixed use...

No biggie, I'm not looking to be a developer, but know of someone looking to buy land with hopes of reselling it in the future.

Land acquisition price for low/mid density residential development
If this question is out of place, pardon me.... I'm looking to see if any developers or others can tell me what the highest price you could pay per acre for a piece of land in a new growth part of the area (e.g., Lee's Summit, Northland, JoCo) and still make at least some profit for a low/mid densit...

Should we wait for next JaCo executive to negotiate a better stadiums deal?
One school of thought is that Shields bungles up these negotiations so bad that the next executive could do a much better job. While I don't have an opinion on Shields, would someone like Mike Sanders or some other fresh face do a better job for us if this is voted down? It really sucks that bi-sta...

Hey GRID, and others, any info about bridge selection for the reworking of the US 71 and M-150 intersection in Grandview, prior to the M-150 widening to Lee's Summit? The truth is, if you look at a map of where executive types live in eastern jackson co. (go to leessummit.org - L.S. There are other law firms in the building, such as Armstrong Teasdale. Think how they feel going to work everyday in a building that will say "Lathrop & Gage" across the top. The building owner may have really screwed up in giving in to L&G's demand in the new lease that those le...

That is not a single point urban interchange (SPUI) - that is what they should have done. A SPUI on has one light at the center of the bridge, this has two as well as people driving on the left and right sides of the road, what a distaster. Here are good SPUI references: http://www.kurumi.com/roads...

Letter from City of Lee's Summit - Changing land use designation
Please let me know if you have received this letter (I did). The are planning to change the designation on the comprehesive plan from ag to "estate lot", though no zoning change would be forced at this time - this is for all landowner in LS with 2-20 acres. They say it is to maintain a &...
