Re: Phase 2 streetcar to UMKC

https://www.facebook.com/mainstreetrailtdd/ There hasn't been a post since September. Doesn't exactly feel like transparent governance. Haha Not much has actually been happening. Here's the post that's relevant: https://www.facebook.com/mainstreetrailtdd/photos/a.293636907702598/351417291924559/?ty...

Re: Renovations of apartment buildings along Armour Blvd.

Because the city can't really tell the utilities what to do, as long as they restore the current condition. Technically they can, but they won't. Then they need to expect more pothole complaints every year. You take a smooth road surface and cut a big hole in the middle of it, it doesn’t matter how...

So I walked through the lobbies after work today and I have to say there is a bit more space than I figured...it’s just crazy enough to work. Hopefully it proves true.
Show me the permit and I'll bite!

Re: Renovations of apartment buildings along Armour Blvd.

Armour closed now with utilities tearing up the street...the one that was just repaved and striped a few months ago. I don’t understand why we do that in this city. Raise the road construction fee for utilities x10. Have the money go to sidewalks or pothole repair or affordable housing, anything to...

Re: Prospect MAX

Are these the first shelters installed that face away from the street? Was that done for any particular reason or just that's what worked nest in the physical space? Looks great btw The downtown shelters along 11th/12th and Grand will be this cantilevered style that provide more sidewalk space. The...

The lunch vibe is fine. Maybe they can pull off being both food and "club"? Most cannot.

Re: Phase 2 streetcar to UMKC

Shouldn’t there have been an election for a new TDD officer this last election? I don’t remember seeing it in the ballot. Obviously people like to have choices in elections, but since the new TDD has no resources yet and those revenue sources haven't been turned on, no one was interested in challen...

Re: Phase 2 streetcar to UMKC

Shouldn’t there have been an election for a new TDD officer this last election? I don’t remember seeing it in the ballot. We were surprised to discover that if the seat is uncontested, no election is required in this case. That's good for ratepayers because the election costs are borne by the distr...

Re: KCMO Downtown Streetcar

Theoretically, if the city defaulted on the bonds they chose to back I suppose it would be a political problem , but at a peak of $63 million it's probably nowhere near bankrupting a $1.7 billion enterprise (especially since the TDD generates an annual surplus and has multiple reserve accounts to pr...

Re: City Center Square for sale

There’s so much vacant retail space for these places and they might do better with their own storefront than being hidden inside CCS. Maybe even open on nights and weekends!

Re: KCMO Downtown Streetcar

They spend more annually on parking garage debt service (~$17 million last year!) than they spend on all of streetcar (~$10 million), including debt service and operations. At least the streetcar uses dedicated funding (TDD + 1/2-cent transit sales tax), while all of the parking debt service comes f...

Re: Hotel Overbuilding?

We are also attracting new hotel flags that wouldn’t give us the time of day ten years ago: 21c, Loews, Crossroads Hotel (Aparium). That’s gotta count for a change in the market outside of conventions.

Re: Affordable Housing

May I introduce to you Baby Kansas City, the Baby City that just takes Baby Steps? Step 1: Eliminate parking minimums within 500 feet of mass transit stops Step 2: Exempt small Crossroads businesses (<5,000sft) from full parking requirements Step 3: Eliminate parking minimums in the downtown loop St...

I see that now. Perhaps it replaces the existing switch? Haven’t they had issues with that switch in the past? Maybe it’s a replacement to a more reliabile switch design/type? Maybe so! I know these are early design documents, but it would be real nice to see all the channelized right turns along t...

Re: Phase 2 streetcar to UMKC

I heard on the radio that the extension wasn't selected to receive federal funds this round. What are next steps? Wait until next year, or a direct appropriation from Congress (previously known as an earmark). FY20 appropriations are in progress now. Unlike TIGER, if you don't get funded in one rou...

No idea why anyone thinks retail or restaurant would work in that location with no storefront.
