As far as a quick count gave me.. with Loews.. KC DT/Crossroads/Crown Center will have just over 6K rooms available in total. That does not include Briarcliff, Westport, Plaza or KU Med which are all fairly close transit wise. That is also not including anything else under construction / planned out...

* the land is mostly surface parking now so no major demo issues

I think another issue with having the ballpark on the northside of DT would be the ideal orientation of the field: East North East. No, I didn't. I imagine you could find a situation that merits 110 a foot, but in most cases that would be highway robbery. It's not like it costs exactly $110 every foot...
