Re: Companies moving downtown
A shame this building is being demolished. I always thought it was a great candidate for a thoughtful renovation, especially with its mid-century aesthetic. While I’m all for new development, we should be holding on to the these types of buildings, especially given the environmental considerations o...

Re: Proposed apartment for 13th and Walnut
We typically get our information on sales from a few "bloomberg" type companies in the real estate world: real capital analytics and property & portfolio research. In this particular case, a public REIT purchased the asset, so the sale information is also listed in their SEC filing. It...

Re: Proposed apartment for 13th and Walnut
Yup- I believe Market Station sold for $52.5m or ~$160k/unit- a high for the area. That comparable as well as the recent Library Lofts sale are important indicators of increasing investor interest in Kansas City, especially from the REIT world. But this is also reflective of increased capital alloca...

Re: Proposed apartment for 13th and Walnut
I wonder if they have an equity partner lined up? Typically at this stage the developer (Cordish) is seeking equity financing from a limited partner (in this case it will need to be an opportunistic investor, generally in the form of a private equity real estate fund). In a typical 90/10 JV structur...

Re: 1201 Walnut to officially become Kansas City Power & Light HQs
The potential tenant list for the Copaken 12th and Grand project grows shorter by the day. Copaken first needs to worry about getting their exisiting properties up to 85-95% occupancy before they build a new tower. Most appraisers see the CBD reaching a stabilized net income in about 4-6 years (wh...

Re: 1201 Walnut to officially become Kansas City Power & Light HQs
The Transamerica sign is still there isn't it? Just does't light up? What about the Block building, doesn't that building have some sort of LED lighting or something? Bank Midwest would be getting a hell of a deal if they can put their name on a 40 story building by only leasing 4 floors. Let's sa...

Re: 1201 Walnut to officially become Kansas City Power & Light HQs
I could see Midwest Bank putting up a sign in place of Transamerica....I'm sure the Pavilion wants some sort of signage up there. KCPowercat, I think you mean Bank Midwest ...as I've mentioned in other threads, there have been rumblings that Bank Midwest will be putting up signage at the top of Tow...

Re: One Kansas City Place Lights
Our skyline is naked at night since the Transamerica sign went dark. Anybody know who is the largest tenant in that tower now? The largest tenant in Town Pavilion is now Bank Midwest. 315+ employees take up 4 floors plus the flagship retail branch located in the lobby. Their has been some rumbli...

Re: Lights out at the Town Pavilion?
They didn't have many employees housed there anyways, it's not like the entire building is empty.
Bank Midwest is in the process of moving 300+ employees to Town Pavilion.

Re: UP steam train headed to Union Station on July 2
Yah, pretty cool... I just moved into the freighthouse lofts and can now look out my window and see the bustling commerce that is Kansas City's railroads. It is sweet though, and I'm glad to finally be apart of the "Kansas City renaissance" (as are two of my buddies from STL).
