Re: KCMO Downtown Streetcar

So I was searching for something else and of course got a streetcar result http://kcmo.gov/wp-content/uploads/2013/09/Environmental-Desktop-Review-Streetcar-Route-Technical-Report-Attachment-3-Historical-Aerial-Photographs.pdf This is good to bring forward since it helps show when lots cleared downt...

Re: Phase 2 streetcar to UMKC

How many of these decisions are at this phase??? Should curb running keep the existing six lane configuration with part-time bus lanes becoming the track lane or is it better to move to a four lane setup and add all day curb parking? How do you account for places like 4110 Main which is one big curb...

Re: We need a new airport!!!

speaking of Seatac airport here are some pictures from their concourse D. Notice the wood on the ceiling. My guess is ours will look similar to this? https://www.hok.com/about/news/2018/11/06/sea-tac-airports-new-concourse-d-annex-will-improve-the-passenger-experience/ That looks like it's the oppo...

Re: Muehlebach Hotel / KC Club Project

It does look like the office portion is being expanded. The original info called for 70,000 sq ft and they are now saying 100,000. I wonder if the building would still have a similar design and how many stories it might be now. So, I wonder if the office building's chances of being built with this ...

Re: Are downtown apartment occupancy rapidly trending down?

It also shows that being next to the freeway isn’t limiting if the location and building is good. 531 Grand has better occupancy than Apex despite being much closer to one and apparently higher rates.

The transaction must not have been completed yet, or the title information has yet to update because the city's parcel viewer says Highwoods still owns it.
The parcel viewer can run months behind.

Looks pretty lame. Like something that belongs in Oklahoma City or St Louis.
They went and built a skyscraper seven stories high,
About as high as a building orta grow.

Re: Five Light

Office design is changing with this next generation. No one has offices now, it’s all coworking space. Many times it’s even just one big bullpen table and employees have a locker to hold their personal items. Lots of couches/chairs and only separate space is for private calls. I’m not sure big floo...

Re: Five Light

The parking portion will dominate the block. If you're standing on the SW corner you'll see all the parking and maybe the top 3-4 floors of the offices. Standing under it on Main it looks like the parking is slightly cantileevered so that will largely hide the building above 250k makes it 14k per fl...

Re: Urban North Development off North Oak Trafficway

I just dig any new house that isn't beige/tan. When we were picking colors we drove through Longfellow and Hyde Park. Ended up copying the blue house at 63rd and Oak in Brookside for the color scheme. We caught people staring at our house when it was finished and saying they liked the color. Our ne...

Re: Five Light

Oops. The entire block is only 70k square feet. So a 250k sq foot tower would be 4 floors. The area over the empty space is about 11k square feet. So it would need to only cover the dock to hit 25 floors and 250k total. That's without parking half parking, half office (13 floors of office) gets you ...

Half garage-half house is actually a better ratio than our house, but we were building so we mostly faced the backyard on purpose.

Re: Five Light

25 stories is a complete surprise to me. At 250K sqft total, the floor plates will be smaller than those of 1 Light. In fact, it appears that the office tower is going to take up just the empty portion of the block. It will not stand above any existing building. that would be hard. to just go over ...

With there being a need for new office space downtown, wonder why Cordish never ventured into a mixed use tower, especially given the incentives they were (previously) getting to help with the parking garage.
Two Light is a mixed use tower with retail and office space in it.

Re: We need a new airport!!!

Still not feeling anything from this design. I guess we can just hope that it ends up looking better in reality than here. There's no chance it won't look better. The renderings are so sterile you shouldn't use them to figure out how it will look, only how it's laid out and the general materials an...

Re: Hotel Bravo- 17th and Wyandotte

I'd rather this was high end residential. The Walnuts and Alameda Tower equivalents for DT. That makes no sense. It's a regional destination that having hotel rooms serving it is important. This encourages people to not get a car or not use it as much. It's the ultimate access point to the PAC for ...

Looks good. doesn't let the airport get in the way of traveling somewhere. Too many airports have crazy long walks to get anywhere.

Re: Heart of America Rapid Transit

Between 169 and 635 needs major work even though it is already 4 lanes, it is horribly designed and requires you to cut across 2 lanes in a short amount of area, if you are coming from 169 northbound and are heading to 29N like many people. It's gotten bad enough in that section that if I need to g...
