If the population growth continues at that pace, it appears that KCMO will surpass its' population high of 507,000 (from 1970) in about 4 years. Haven't the city limits greatly expanded since 1970 Nope. The last major annexation was 1963, south of Longview Rd. It didnt reach south of 85th until 58....

Hmm, I think selling residents would be harder than selling the developer. The plaza in the most NIMBY of NIMBY places I know. I’m not sure changing the plaza fixes the bigger problem. Nichols did when they owned it, which is the point. This sites tend to promote building ideal _urban_neighborhoods_. Columbia doesn't have a Arena a Team can play in just Baseball Field. Um.... Columbia has an arena 80% the size of the Sprint Center. It's named Mizzou Arena. In this hypothetical this team wouldn't be the first pro team to share a college facility. The LA Rams share a stadium with USC right now.

It was just a rudimentary calculation whith no time to sit and do all of the math. No need to be a dick about it but thanks for figuring it out to the last 70 cents. Should never have to sit down and figure numbers when there's free spreadsheet software available to do it for you. Enter $250k in A1...

Yikes... Alter'd State does not seem fashionable or high end either. It looks like a store for early 2010s suburban teens. Zara would have been a good alternative for Alter'd State (price points aren't that far off and it is much more stylish and modern) and Uniqlo would have been a good alternativ...

I will say that the value of this property may be getting too high to keep as parking though. But that's just speculation from me. I bet the ambassador and UMB would both rent parking from them, and they could build spec or hotel on top. City would probably kick in to keep Grand moving. I'm sure it...

$7 million(ish) in subsidies over 25 years for the parking structure? :( $250k city contribution to the garage each year increasing 5% a year for 25 years to provide FREE evening and weekend parking? Have you absorbed none of the lessons KCMO? If this math is correct, it's absolutely not $7 million...
