Re: American Royal BBQ

I went by one year on a Saturday to see it, they didn't ticket every entrance for some reason.

It was absolutely dead. Not even parties going on. There was so much room to actually have something going on.
One entire parking garage in the area was empty so it's not like they were short of parking.

Re: Affordable Housing

You can still buy a 3 BR house west of 71 for under $50k. The mortgage would be under $200/month. I think this is more of an education issue than a supply issue. I don’t see how you could get more affordable than that. With taxes and good insurance, somewhere around $260-280 per month (depends on t...

This looks cool, but what exactly is futuristic about it? Luxury projects like this have been built all over the world for years.
It's marketing, don't take it literally.

Re: Affordable Housing

The fastest way to create affordable housing is to renovate existing vacant houses that are not too far gone. I don't know what the current count is, but the last I heard was that were up to 14,000 vacant houses in KCMO. Some are owned by the Land Bank. Renovating an existing vacant house is often ...

Re: Affordable Housing

For a single person with a roommate, 30% rent would be $840, each paying half. So I would say $750-900 monthly is a good range. But, if each were only paying half, $420/month, that would only be 15% of income, and not be in the affordable range they are pushing. Are we looking to build single perso...

Re: Affordable Housing

Under what income do you get federal housing assistance? I’m trying to see what types of rental units we are looking to build. The article gives $30k as an example with the desire to keep rents under 30% of income. That would be $750/month which seems like a good amount for a single person living w...

Re: Strongtown: Suggestions for KC's downtown streets

I have seen the 3D maps of the parts of KC that are financially beneficial and those that are not. The entire Northland is not even close to paying for itself now. You can't just use property tax as a proxy for value of an area. It's way more complex than that. How does it adjust for tax breaks and...

CannonDeisgn has designed some nice looking buildings. Hopefully this one looks just as good but as I stated earlier on, the colored image showing Loews, Two Light and the New Hotel just looks meh.
It's a rendering to show elevations, not the colors and texture.

Re: Strongtown: Suggestions for KC's downtown streets

The taxable value of those less dense places makes them weak at keeping the city solvent over the long term. This assumes that zero change happens ever, as if a community is locked in time. That's simply not true. Based on your idea we need to focus on value and return rather than density. If you o...

Re: Strongtown: Suggestions for KC's downtown streets

KCMO has triple the acreage per resident than it did in 1950. that means each of us needs to pay triple the taxes to maintain that infrastructure and fire/police coverage. Well that's simply not true. We didn't develop all the new land with amenities inside the city limits. The strongtowns approach...

Re: Strongtown: Suggestions for KC's downtown streets

Matt asked about Kansas City’s large amounts of lowdensity suburbs/farm fields. Response:Kansas cities and other cities don’t talk about deannexation but it’s an important conversation that will need to be had. First of all, let me say I have stated several times on this forum that KCMO has annexed...

Creating that stair at the end of 17th Street, connecting Baltimore to the PAC is something I have envisioned for years! I'm glad it is part of this design.
You're not going to like to hear that they don't own the land the stairs would end up at and would need an easement to keep them usable

Re: The Junction Before and After, North Loop Removal

Let's worry about filling up the hundreds of square miles of vacant land AND the hundreds of acres of vacant land adjacent to the highway before we spend non-existent MoDOT money to rip out a useful artery to create more. This is the key piece that shows you don't get it. That land next to it isn't...

Re: Hotel Bravo- 17th and Wyandotte

If the convention hotel next door has 1000 attendees of a convention or show, they're positioning themselves to be where the guests of honor can stay. Seems like such a narrow market and we already have so many hotels for high end business travelers (Loews, 21C, Crossroads, President, Ambassador, I...

I really hate the traditional hotel room... two beds all in one room, bathroom, closet. I really think people want more than that now, especially families. They want living space. Places like Hyatt House with living rooms, kitchens and separate bedroom for parents/children should/will be the new no...

They also talked about how rich / poor flu flopping to/from the suburbs is a hugeeee problem no one sees coming. Not sure I follow this? We're seeing increased evidence of people of means moving into urban areas and pricing out existing residents who are then forced to seek housing in the burbs...b...

Re: Affordable Housing

I see a variety of items need to be done and none of them come with a cost to the city 1. accessory building apartments allowed. Stupid easy to do. 2. More multi-unit buildings mixed in. Even before we get to four-plexes and apartments, it would be easy for existing neighborhoods to allow a building...
