Yikes... Alter'd State does not seem fashionable or high end either. It looks like a store for early 2010s suburban teens. Zara would have been a good alternative for Alter'd State (price points aren't that far off and it is much more stylish and modern) and Uniqlo would have been a good alternativ...

I will say that the value of this property may be getting too high to keep as parking though. But that's just speculation from me. I bet the ambassador and UMB would both rent parking from them, and they could build spec or hotel on top. City would probably kick in to keep Grand moving. I'm sure it...

$7 million(ish) in subsidies over 25 years for the parking structure? :( $250k city contribution to the garage each year increasing 5% a year for 25 years to provide FREE evening and weekend parking? Have you absorbed none of the lessons KCMO? If this math is correct, it's absolutely not $7 million...

I drove down Armour today and already saw 5 cars parked in the bike lanes. Because Kansas City just has to Kansas City. Every time this happens it just reinforces protected bike lanes, bollards and such as the right choice during the planning stage on future changes. Report problem spots, it helps....

I think folks are underestimating that people all over the metro, including the city, will drive to go to this place (assuming it's worthwhile and strikes a chord). I would say the small restaurant spaces are the best part. It's probably the easiest industry to move upwards in without a high school education in a neighborhood in need of good quality jobs for more people period. I would put this feature as something the city should aim for when talking about fut...
