I've never witnessed a Jos a bank with anybody in it. Not sure how any of them make it.
A clothing store doesn't need to be busy, it needs to make sales. Someone walking in and buying a $3000 suit is far better than having people browsing all the time.

Re: KCMO Downtown Streetcar

We're probably right around the 9 month point to the new trains. I would guess at this point that it would take a major delay to take more than 10-11 months. A new 805 train photo https://twitter.com/kcstreetcar/status/1096111951397179392 Probably right around the six month mark until delivery.

Re: P&L District: 13th & Walnut Site Proposal

Unless there is a major culture shift in KC's corporate community that brings tens of thousands of jobs back downtown, you are not going to see a huge impact even if all the new proposed projects happen. It feels like this is starting to happen. https://cityscenekc.com/childrens-mercy-hospital-laun...

Re: Next Mayor 2019

Too many candidates haven't made an effort to be citywide. You can't get elected mayor by focusing only on one district. Wagner, Taylor, Reed, Canady all have this problem to some degree. Miller may not be bad for some things, but he's not someone people will recognize outside of small circles. He'l...

Re: Plaza move-ins (ongoing)

I am saying that the reality is that people care about buildings for more reasons than just whether or not it is being utilized by society. That should be apparent, especially in Midtown KC. Except you have to ignore the history at we tore down thousands of homes to get to the current buildings we ...

Re: New Broadway Bridge

Sounds like we need to be writing to KCK about the north loop part. Anybody know if bringing 9 highway down to grade can be separated from the north loop decision? That seemed like something everybody was into but not sure it can be done without some substantial work on the interchange over 70. It ...

I think this tweet is a good example of the divide between "designers" and the average citizen. Read the comments. https://twitter.com/SFGate/status/1094569556272603136 https://pbs.twimg.com/media/DzCxNcXVsAAoXxc.jpg It's a horror to see them do that to a house that only needed to have the exterior...

Re: Plaza move-ins (ongoing)

On the reusability subject, let's look at Corbin Park on 135th again. Several of the buildings have *more* ornamentation than old brick buildings downtown. The building with more ornamentation is supposed to have more practical value because the ornamentation makes the building prettier, despite bei...

Re: Plaza move-ins (ongoing)

I would have to *strongly* disagree. People care about buildings that currently have no function, just because of the unique architecture or other aesthetic benefits. In terms of why we love a place/city, I think it goes deeper than functionality, or maximizing the utility of land. Not to say unuse...

I know that area, it's hard to understand how to get there unless you know how.

The only way this works is if it's their *offices* and they host events in other spaces that are more accessible

Re: Affordable Housing

Forcing down pricing for condos does nothing for the blue collar worker you mention. Except that it can. There’s a caveat at the end. All my numbers will be the cost or renting or buying to make the math easier. I’m going to go in easy $100 increments not because that’s strictly real, but for an ea...

TheLastGentleman - Bravo to all your comments and rebuttals. All arguments against you are merely uninformed excuses. Great points. Ornament or other human scale details are critical to making buildings worth caring about. Every building that is built that lacks that detail will never make the city...

erner building a new and tallest signature tower at 12th & Grand would be the single best thing that could happen to KCMO's downtown and business future. Sprint and Cerner both building sprawling suburban campuses in KC just kinda sucks. I have had the opportunity to ask a few of the ~top 5 Cerner ...

Re: OFFICIAL - Strata (H&R Block's 2nd Tower)

This downtown streetscape plan references a 1958 plan for the CBD which even then included the Civic Center. So even 60 years ago that takes the CBD into today's convention district http://kcmo.gov/planning/wp-content/uploads/sites/9/2013/07/DTStreetscapeMasterPlan.pdf (file page 11) If you try to d...
