Re: KC area Transit master plan LIGHT RAIL OR BUST!

We have light rail. It's running downtown right now. This is an important distinction when we look at what we can do. I like to use Houston because it has similarities and differences to KC The red line has longer trains, have dedicated lanes and mostly wider stop spacing. But the red line downtown ...

Re: We need a new airport!!!

You guys are a tough crowd. I don't see anything wrong with making it regional. Build good faith. There should be plenty of KCMO resident meetings because the city tax covers the approach roads, the employees are city employees and it's a city facility. But having some meetings outside KCMO would b...

Re: Downtown office vacancy

I expect we'll see more mixed use projects adding office space before a dedicated tower. It's not hard to add a few office suites to a residential tower and add a few floors.

Re: renovate hanna, demolish lane... are we still doing this?

My favorite part is any parking lot redo must follow current code. So it includes a green/fence buffer at both streets and a certain percent (20%) of the interior space must be green. You'll see a lot of parking lots degrading because the replacement cost of lots has become way more than just paveme...

The problem is it would qualify. They don't want other parts of town to be left out of the funding.

Re: Streetcar to the riverfront

operationally, riverfront would only become a spur if you extend north of the river on the heart of america bridge. as of today, it would simply be the northern terminus of a 7-mile (!) streetcar line. However, it might be just another stop if a dedicated transit bridge is built with a NKC extensio...

Re: We need a new airport!!!

Let's please not do this. This was like a decade old debate that nobody in Kansas City cares to have about how many fortune 500/1000 companies are in each city. We all love our older brother. Stl is a great city. We will just keep trying our best to be a real city over here. We both want to take fl...

Sounds like things are being handled well. Key thing would be good publicity on this. Don't want people thinking a delay in the last election means things are going badly.

Related, by sending everyone outbound going south through Harlem it gets a lot more eyes on the neighborhood.

Best way to encourage redevelopment is to have people talking about how bad an area is

Not sure what is going on with all the chicken places, but earlier this year Zaxby's opened up at 291 & Church Rd, and I see in the Liberty Commons shopping center a new chicken place called Slim Chickens. And now it appears at the corner of 291 & 152 is a Raising Cane's chicken place being...

Re: Renovations of apartment buildings along Armour Blvd.

Your ordinance very quickly becomes unmanageable if you don't treat spot uses equal. It's not a resident vs business problem or a single home vs expensive apartment parking problem, it's that there's too many residential cars for the amount of free parking. Trying to limit by time of day just create...

Re: Old Federal Reserve (925 Grand)

The Fed sold their building in 2005--12+ years ago. That is plenty of time to plan and redevelop. The Commerce Tower renovation started well after that, and it's as big a project. The One Light Tower was built from scratch and started well after that time. Two Light will be be mostly completed befo...

I'm actually rather surprised there doesn't seem to be a bunch of people howling about voter fraud. The voter fraud commission setup to look at this idea has people questioning it as government waste. Some members don't even know when meetings will be held. It's hard to cry wolf when you've already...

Re: Renovations of apartment buildings along Armour Blvd.

There are some potential solutions that could work here. First would be the introduction of neighborhood parking passes that would be free for residents. There are some on 39th I believe, and many many cities use these in high-density parking situations. Then the city would have to step up enforcem...

Re: Old Federal Reserve (925 Grand)

This is by far the most frustrating real estate problem in downtown right now. I can't believe it's taking so long to do this. There are buildings that no one even thought about before that are now under construction, or renovation, that started well after this one was announced. This shouldn't be ...

Let's say the 425 homes is 2.5 people per. So that's 1000 people in the community. 20% will be school aged. That's half an elementary school full of kids. That's enough people to support multiple businesses and drives need for a grocery store. If they concentrated their efforts they could get a crit...
