Re: Phase Three Streetcar Expansion

"Nearly all midtown density arose in the bus era?" I don't think so. The bus era began after WWII. Much of what would consider midtown density would have been built between 1925 and WWII. When the streetcars began to go is when midtown began to have more parking lots and not much was buil...

This should help, since I'm fairly certain the answer is neither

Re: Downtown Masterplan

New apartments? WTF are you talking about? The trench. Yes, it is skinner. That's why I said OVER the trench. The highway running under. You have a distinct lack of appreciation of how big a professional stadium is and how small the freeway is in comparison. The freeway trench is 150 to 175 feet wi...

Re: Downtown Masterplan

Love it. If I was granted only one wish for DT it would be moving 35 off of SW Trafficway. Not my second wish but I would build a stadium (rolling roof), west of Bartle, over the highway trench, so it could be leveraged for convention space. City views would be great too. Tear down brand new apartm...

Re: We need a new airport!!!

I think the argument that they couldn't have expected #3 is horse crap. That's their job and they've build new terminals before and thus should have understood the FAA wanted them to wait until environmental studies were complete. So, I can foresee 4-6 months delay for 1 and 2 but not for the FAA o...

On the three MLB sites-

#1 contains the former Executive Plaza. They've had permits for work since February
#3 is the site of a planned apartment complex. A full third of this land is gone

Re: Phase Three Streetcar Expansion

There's some interesting historic info in this atlas around density. It shows just how much the streetcar enabled suburban living and how aside from downtown, how much of the density we have today came to the urban core after the streetcar began declining. Nearly all of midtown density arose in the ...

Re: OFFICIAL: Port Authority Riverfront Project

Went down there last nite. Very nice. The problem at the moment is it's not walkable to anything but a park. I know all that should change but I've been burnt enough by "future amenities" that I would have to let someone else be the pioneer. When I'm ready to go in five years I'm sure the...

Re: Fitness Property

There are about 65 square feet of retail space per capita in Johnson County, compared with 35 in Jackson County, according to numbers from CoStar, a real estate information company. That number is also considerably higher than the U.S. average of 23.6 square feet per capita.

Re: Phase Three Streetcar Expansion

That's silly. We need temporary brt if we win. Rail to the stadium isn't sustainable at this time. Upgrade 101 or 106 permanently (one is planned, didn't check which) to BRT service And then for the game you don't implement temp BRT, you implement express coach bus from select locations to move par...

Re: Divide MO into two states?

California is voting to divide into 3 states. Have always thought MO should donate lower one third to Arkansas. Better to become a southern state, divide or donate lower third and get back to a swing state? https://www.yahoo.com/gma/proposal-split-california-three-states-makes-november-ballot-08560...

Re: Phase 2 streetcar to UMKC

The TDD is a stable source of revenue for 30 years. That's actually more attractive than fare revenue. That wouldn’t be equity then. It’d be a loan based on sales and property tax revenue. A fare would be revenue for someone who bought the streetcar (equity). That’s why I’ve been so confused by tha...

Re: Phase 2 streetcar to UMKC

It would have to be an amazing equity offer that completely eschews federal funding and bests the 2023 opening date for me to support a fare on the extension(s). I guess my question is why not do debt instead of equity? Equity=Ownership. Debt=Borrow Money and eventually Pay it back. It's more compl...

Re: Phase 2 streetcar to UMKC

Correct. The ballot language does not specify that the remaining capital be federal or "in hand". So, would just have to come from some other source outside of the district, correct? This couldn’t be from a loan based on fare revenue though as this would be considered in district, right? ...

If you don’t get federal funds and borrow for the initial construction, what would you borrow against? Re: Phase 2 streetcar to UMKC

The last election it was 3 days later for 3,642 ballots
For the starter line it was one day later for under 500 ballots.

I would expect Friday or Monday.
