Re: Johnson Drive Improvements, Downtown Mission

The street lights are still on order so it's a pretty dark drive at night. I think it will look great come spring and they fill in the areas dedicated for greenery/landscaping.

Re: Downtown Mission/ The Gateway

http://www.kansascity.com/news/business/development/article3602136.html Valenti discounted reports that Wal-Mart Stores Inc. would prefer to relocate to a former Kmart site on Shawnee Mission Parkway near the new Ikea store in Merriam. He said the retailer has signed an extension to participate in ...

Re: Woodside Health Expansion in Westwood

^Does Bread and Butter Concepts just steal every idea from every successful small business around the Metro? Taco Republic is kind of a rip off of Port Fonda, BRGR is a ripoff of Blanc, Beer Kitchen and the others, Gram and Dun and Urban Table are slightly less ripoffs because those concepts are so...

Re: IKEA may be coming to Merriam Village

went yesterday. ftoo bad this store wasn't built downtown. they built an urban store in Merriam, KS but not all is lost. now there's thousands of KS residents that understand how to do retail well without needing a huge parking lot out front or a huge single story big box You'll be hard pressed to ...

Re: Downtown Mission/ The Gateway

The owner of the nearby donut store on Johnson Drive told me he hears Wal-Mart is leaning toward pulling out with the idea of anchoring the redevelopment at 95th and Metcalf. Just a rumor I know but it's something the small business owners in that area are talking about.

NFM?... When IKEA opens, how will that affect NFM's volume? EVERYONE I know intends to never go back to NFM once IKEA opens. Have any of those people ever been to an IKEA?? That's like saying you'll never visit Long John Silvers again once Chipotle opens. They both have food but that's where the si...

Re: IKEA may be coming to Merriam Village

Seriously? Do you actually believe that there is a difference between driving from Omaha, Lawrence etc to 435 and Bannister vs 35 and Jonson Drive? That location is right on the beltway near the 71/49, 470 and 435. It's minutes from I-70. IKEA doesn't give a crap about the Sprint Center or Nascar t...

Re: IKEA may be coming to Merriam Village

Grid, your argument is dripping with so much personal bias that you fail to rationalize it with a single fact. IKEA is a regional destination where location is EVERYTHING. They've stated that the KC market was attractive to them because of the built in customer base that already travels to other loc...

Re: IKEA may be coming to Merriam Village

I live in Merriam and recently got a permit for some work. After striking up a conversation the guy pulled out the prints and showed me. The wall is going to stay and the parking will be underground. The store will sit on top of the lot and I believe an additional lot will sit south of the building....

Re: Stateline Road and 435/50 by Hospital

I wonder if they'll close the Wornall location? Why? With the amount of traffic on Wornall and add the amount of traffic on State Line there should be more than enough business for both. The places to worry about would be the station at 103rd and State Line (difficulty getting into and out) and the...

They'll already have pretty good market saturation if those plans all go through. Probably not a lot of need for the Merriam locale.

Somewhat off topic. Someone said in the IKEA thread said that K-mart is closing on SM PKWY. Would that site make sense for a Menards?

Sounds like a deal to me. I'd be willing to bet most in the Mission Gateway neighborhood would absorb the tax hike just to have Wal Mart stay where it's at.

Re: IKEA may be coming to Merriam Village

I also don't think they're looking to check KS off their list. I just believe that it will go to either North Johnson County or North Kansas City. Anywhere in the metro is easily accessible to Kansas Citians but being a destination experience, IKEA typically looks to center things up for the region....

According to the KC business Journal book of Lists Grid, allow me to clarify that I'm speaking mainly about the comparison between Meriam Village and the Banister Complex. JoCoCC has 21k students. (37k probably includes companies etc that take group courses there (KC Southern for example sends empl...

Re: IKEA may be coming to Merriam Village

IKEA would pull from 500 plus miles around KC in some directions. ok, so 500 miles is an exaggeration, but my point is that people WILL drive to KC from Des Moines, Omaha, Wichita, Tulsa, Springfield, Columbia, etc so I don't think it really matters where in the metro it's at. Closer to JoCo ...

Re: IKEA may be coming to Merriam Village

Wouldn't the Bannister/Three Trails site work well for IKEA? They can build right up against the Interstate, lots of access, would be the economic spur to possibly push Cerner to accelerate their South campus plans as well as additional office/retail and restaurants to compliment IKEA. I thought ab...

Re: IKEA may be coming to Merriam Village

I circled that Merriam site last night be it as I'm only about 4 blocks from there. It's a good sized lot but I just can't picture it having enough space for shipping docks, loading docks and parking. I would imagine they'd have to go with a multi-story parking garage like I've seen at a few of thei...
