That’s a concern. The word I always heard was that nobody could renovate 909 Linwood with even a few market rate apartments in the mix because the surrounding rental rates were too low. And then the developers would always miss on the LITC funding. Hopefully this will be the end of that nonsense.

I guess I’d be more upset about the neighborhood opposing it if it were housing. That neighborhood has shown that they will support residential density- the 51 Main development in particular. It’s a hotel. It’s not going to add residents/taxpayers/voters to the neighborhood. Their reasoning might not be solid but if I lived there I’m not sure how excited I would be about this either.

This is an exciting project. Mixed use, with (I think) some ground floor dwelling units. 90 units total, which is over double what the initial proposal was a few years back. It seems like a good idea but to your point it’s all aspirational right now. That and entrepreneurial buzzwords push the needle on my b.s. detector into the red. In practical terms, it being connected to the 18th and Vine area makes me a little more skeptical of its success than I ordinarily would be.

It is unfortunate that there won't be retail with this building. I think it would be great to have some commercial space on Armour between Gillham and Troost, and this was probably the best opportunity for that. I don't know if MAC thought that it would be even harder to get zoning approval for mix...

They may be able to get this through CPC. Armour and Troost passed 5-0, with the Central Hyde Parkers drawing a lecture from Commission members on parking and urbanism. It's more of a structural engineering achievement than anything. That said, the design is at the cutting edge of that field in the way that late 19th century skyscrapers and gothic cathedrals once were. Advancements in fabrication and 3d printing almost guarantee that there will be more of this kind...
