Ha. It's the mix. Bainbridge is 100% affordable. Some of the other MAC buildings on Armour, like the Belreve, are 50% affordable.

You got my vote. The moratorium on design may be illegal. Regardless, the survey is meaningless unless there is an accompanying attempt to create an overlay district in Westport that either creates a separate demolition review for historic properties and/or mandates design standards. Bainbridge is still open. AFAIK the owner is still the same, though may have cleaned up their act. It's far quieter than two or three summers ago.

IIRC it has until 2030 or so before it can return to market rate.

Sometimes. Their Faxon renovation is not great.

Their new (non-historic) work is much less applause-worthy. C.f. that building at 20th and Main.

Maybe, but it's true. Once a building hits 30-40 years old, they're at their nadir in terms of style. They're loathed. After they're about 50-60 years old, they become eligible for HTCs and you can get people excited about saving them. But the 20 years between 30 and 50 are perilous for buildings. B...

Everything goes out of style at some point. Then it comes back, or doesn't. Eventually the new Westside houses will be considered eyesores, as will this apartment building, as were the Timeless Homes Of Hyde Park (TM). Such is the way of the world.
