Re: Westport's fate post-P&L

"Growing concern about the pace and scale of redevelopment" "Danger of rapid change" = Anti-density NIMBY dog-whistle. Westport was literally founded and built on the premise of rapid change of pace and scale. If wanting to manage development in a way that increases density with...

Re: Status and future of the River Market area??

Interesting mix of uses, though designing a new building to look like an old building with a new building on top is a bit mannerist.

Re: New Condos Coming To Brookside

Maybe, but it's true. Once a building hits 30-40 years old, they're at their nadir in terms of style. They're loathed. After they're about 50-60 years old, they become eligible for HTCs and you can get people excited about saving them. But the 20 years between 30 and 50 are perilous for buildings. B...

Thank goodness we're finally labeling the Westport thread what it is- an alternate universe.

Weren't you just advocating for a less "originalist" view of historic buildings? :D

Re: New Condos Coming To Brookside

Everything goes out of style at some point. Then it comes back, or doesn't. Eventually the new Westside houses will be considered eyesores, as will this apartment building, as were the Timeless Homes Of Hyde Park (TM). Such is the way of the world.

Re: Troost developments

It's a shame that Gina Kauffman didn't ask him for some examples to back up such an odd statement. The Northeast is kind of its own thing, so this may not apply there. But what I've seen along Troost and slightly east is an attitude from some developers and city officials that residents here should ...

Re: Acme Cleaning/Luzier Cosmetics Reuse Suggestions

KCtoBrooklyn, the vacant lot on the SE corner of Gillham and Armour could also be developed. It's kind of a quasi-park now. MAC is clearly making a killing on Armour and I'd guess that as they feel like they're running out of viable buildings to rehab, they may start looking at infilling some of the...

Nearby/related: the florist at 31st and Gillham Plaza has closed. Not sure what's going on that space next.

Re: Troost developments

The development consultant was Donovan Mouton. I shut it off when he said that NIMBYs for to blame for the lack development on the east side. Uh, ok.

Re: Westport's fate post-P&L

I'm with earthling on this one. Say what you want about the bank building, but if it's not worth preserving, then there are at most a handful of buildings in Westport that are. This brings up an interesting question. If you were to do a historic district in Westport, what are the boundaries? Is it ...

Re: Westport's fate post-P&L

I see the post you're referencing, thanks. The arched windows are an old style, but there's a reasonable chance they were stuck in a new building in order to be contextual. Three reasons I suspect that: one, the arched windows on the BOA are not original. They don't appear (AFAIK) on the 1940 photo....

Re: Westport's fate post-P&L

There are plenty of legit preservation candidates quietly crumbling in Westport, but this one probably lacks the historic integrity to even be considered as a contributing structure to a NR district. Someone called it a historic foundation, and that's pretty accurate. I'm guessing the 100+ y.o. buil...

Re: Westport's fate post-P&L

It's too tall!

Joking.

The replacement looks like it would be an improvement over the bank and parking lot. The bank doesn't have a lot of historic integrity. Until I saw the post above, I wasn't aware that it was historic at all.

Re: Troost developments

My understanding of current proposal is it would be double the size of that. That looks like 5-6 story building. The proposal is for a 10 and a 12, on top of a 1-2 story parking podium. The overall scale of the proposal doesn't bother me. That neighborhood is infilling rapidly with smaller buildings...

Re: Troost developments

Since there's so much going on now on Troost, here's a list of everything I've heard of so far. Edit/amend as needed: 24th - proposed hotel (may be stalled/dead) 25th - large mixed use building(s) 26th - townhouse development/retail at the NE corner of 27th/Troost 27th - rumors of maybe something ha...
