I assume it will be brick veneer. It seems that is all anyone uses anymore, due to costs. It seems like that can look hit or miss. When it is done well, it can be hard to tell a difference. Dramatically altering the curtainwall would probably kill any chance of the project receiving tax credits.

Thanks for posting those photos! The way I remember from the last time I was in there, the upstairs office space aren’t all that special, but the bottom two floors- the board of ed and library - have some lovely, intact mid century modern interiors.

To me this project seems to be riding the wave development that’s already happened in the east crossroads and because of the streetcar. Which is fine, but I would be surprised if there was much ripple effect from it (despite whatever the incentives applications might say, haha).

There's some savvy in walking people through sample infill buildings because people routinely think they understand what's in a set of design guidelines and then get out the torches and pitchforks the first time a compliant building they don't like the look of goes to CPC. They may not be urban plan...

Westport is pretty clearly several distinct areas lumped into a larger designation. It doesn't seem nuts to have different design standards for commercial and residential areas. It's common to many cities.

As of a week or two ago, there was no liquor application at the Bakery. So the brewpub may be in the works for a while. It’s cool that the businesses and real estate agents are having back-slapping symposiums about Troost’s revival, but none of those people gave two shits about Troost 5-6 years ago....

That’s a concern. The word I always heard was that nobody could renovate 909 Linwood with even a few market rate apartments in the mix because the surrounding rental rates were too low. And then the developers would always miss on the LITC funding. Hopefully this will be the end of that nonsense.

I guess I’d be more upset about the neighborhood opposing it if it were housing. That neighborhood has shown that they will support residential density- the 51 Main development in particular. Hotels are a pretty low-grade form of density IMO because they lack actual residents. And if the neighborhoo...

It’s a hotel. It’s not going to add residents/taxpayers/voters to the neighborhood. Their reasoning might not be solid but if I lived there I’m not sure how excited I would be about this either.
