There are many scenarios where paying other forms of state taxes/fees is significantly better than state income/RMD/capital gains tax. I'm in one of those scenarios, mainly with cap gains.

^Vegas, DC and Denver used to be hot markets yet now have same growth rate as MSP and KC of 0.6%. Columbus and Indy doing a tad better, probably partly grabbing from declining rust belt and Chicago. Ohio State being one of largest universities helps Columbus. Indy has Purdue (50K students) not too f...

Westport Rd may make more sense but KU might prefer 39th if providing any aid and Westport Assoc tends to support what's opposite of what's best for them.

River Market is also doable but maybe logistically problematic with the weekend vendors. CC/US are accustomed to delivering themed events.

Somewhat related, I see NorthPoint Development has taken over for Lux on an apartment development in STL, as per KCBJ. I believe that project had yet to start so a little easier to change hands. But it had not occurred to me that a company like NorthPoint might be a good fit for projects that Lux h...

^Whatever the multisite holiday or themed event, US/CC/WashSq Park is probably best combo bang for broad metro/regional draw. It's time to raise WashSq Park to another level outside of events as well. Could be on par with Rittenhouse Sq in Philly with some focus and philanthropy.

Re: Plaza move-ins (ongoing)

There seems to be confusion with the difference of transit Park and Ride centers and urban TOD centers with public amenities and zero parking. This site should not be a P&R site. There are excellent urban TODs with CVS that have discreet signage. Some are practically invisible outside a tasteful...

Re: Plaza move-ins (ongoing)

With the largest streetcar stop going in, this is the first TOD site that should be developed for the stop. Those who own/live nearby probably know what's best than someone living 1000 miles away.

Re: Plaza move-ins (ongoing)

Dedicating this to tennis courts alone is a waste of such prime space, especially now that there will be a streetcar stop there. Of all options to consider, single use for something not used often enough is not worth continuing support for sentimental reasons. The tennis courts are not official Plaz...

Yeah, which is why I said earlier to *move* it here, with entrance right at the streetcar stop. Not easy transit access at current location, up hill and further walk from UMKC stop. Incentives pitch would probably be easier if better located/new library included, about as broadly useful public free ...

And a pitch that it's primarily for a community center should be easier to swallow for anti-incentive crowd than for private residential developments. I'm all for incentives if project includes a notable publicly accessible element. This site should be mostly about a public center (library/rec cente...
