Westport Rd may make more sense but KU might prefer 39th if providing any aid and Westport Assoc tends to support what's opposite of what's best for them.

River Market is also doable but maybe logistically problematic with the weekend vendors. CC/US are accustomed to delivering themed events.

^Whatever the multisite holiday or themed event, US/CC/WashSq Park is probably best combo bang for broad metro/regional draw. It's time to raise WashSq Park to another level outside of events as well. Could be on par with Rittenhouse Sq in Philly with some focus and philanthropy.

There seems to be confusion with the difference of transit Park and Ride centers and urban TOD centers with public amenities and zero parking. This site should not be a P&R site. There are excellent urban TODs with CVS that have discreet signage. Some are practically invisible outside a tasteful...

With the largest streetcar stop going in, this is the first TOD site that should be developed for the stop. Those who own/live nearby probably know what's best than someone living 1000 miles away.

Yeah, which is why I said earlier to *move* it here, with entrance right at the streetcar stop. Not easy transit access at current location, up hill and further walk from UMKC stop. Higher incentives than normal are more than justified if it's mostly a community center first and residential second. Moving the Plaza library here would more easily justify high incentives.

If there's no concerted effort pushing for premium design and maximize broad use of such a prime site, a standard issue lego block residential building may end up here as a private island. This site deserves premium investment that is open to everyone.

Might be an easier sell to public if a taller residential building has a fused in corner Moorish tower element higher than roofline and overall design that is compatible with Plaza.
