Re: Whole Foods mixed-use project @ 51/Oak

We checked it out and had a bite, which was just OK but not for the price. Someone next to us complained that the carrot cake was dried out. There is a lot of seating space - in/out and upstairs with outdoor patio. Even if Amazon Prime discount ends out being 10% off it's still very pricey (discount...

Re: Plaza move-ins (ongoing)

Right, understand downtown has more desirable mix but the discussion is not which is better, but how to improve the Plaza, especially when it can become a better urban _neighborhood_ as well as shopping destination. Agreed, and I think maybe we're talking past each other a little bit. I would love ...

Re: KC metro growth and migration stats

Does anyone have recent downtown Loop population estimate? Or RM, Loop, Xroads total? Seems the only number regularly mentioned is 'greater' downtown, which is a large area.

Yes! Might have to be just a few floors if the low rise Plaza Bowl boosters maintain power.

Re: Plaza move-ins (ongoing)

Walkable drugstore/market are the basics. But the premise of my posts are about adapting Plaza to broader 'pedestrian scale living' amenities mixed into the shopping, which is elaborated on in the other link. And The Plaza has the bones to create that. When I talk to my bother in Brooklyn about find...

Re: Plaza move-ins (ongoing)

I lived it when Nichols owned it (tail end), nothing strange at all for those within 2-3 blocks walk (essentially all the hi/midrise buildings). Was far better when they recognized the neighborhood around it. It can be even better than that, especially with streetcar likely coming and mall only dire...

Re: Plaza move-ins (ongoing)

Some of the existing upper floors could be changed to residential. Sorry but there is still more density around Plaza (mid/hirises) than nearly all the rest of KC. Is strange to ignore this. It's not like they have to target building much new residential (like downtown), it's already there and ignor...

Re: Plaza move-ins (ongoing)

It sucks as a mall for those who have lived around it 20+ years. But it used to have drugstore/market and like I said those who lived it when Nichols owned it said it was great, like living in a village instead of a (now) mall. Lack of density with all the mid/hirises? I think it absolutely needs to...

Re: Plaza move-ins (ongoing)

ANECDOTAL EVIDENCE I was at Warby Parker this morning buying some sunglasses, and another customer asked the clerk if there was a Walgreen's on the Plaza. The clerk directed the customer to the Broadway and Troost locations. The customer seemed miffed there was not a Walgreen's on the Plaza. Bingo....

Re: Plaza move-ins (ongoing)

Is not surprising most in KC would not 'get it' but is surprising for a pro urban site. The Plaza is conducive to pedestrian scale living as much as downtown and moreso than many otherwise semi-urban areas of KC. The fact that the Plaza is struggling to function as a mall is exactly the reason it sh...

Now that's street eats. Downtown needs some of that.

Re: Martini Corner near 31st/Gilham

Is impressive all the off/on underutilized spaces around Midtown for decades are now getting more substantial tenants. Corner buildings in neighborhoods getting action too throughout Midtown, like along Gilham and the one at 43rd/Walnut in Southmoreland - laundry mat, coffee shop, bakery, clothing s...

Re: Plaza move-ins (ongoing)

Yup, the new owners don't seem much different than Highwoods in terms of recognizing the surrounding neighborhood (at least Nichols did despite being car centered initially). The streetcar will change the dynamics. Hence the idea of re-purposing/expanding the use of Plaza Tennis Center. But if new o...

Re: Plaza move-ins (ongoing)

Nichols did when they owned it, which is the point. This sites tend to promote building ideal _urban_neighborhoods_. The Plaza used to have a good balance and it's not stupid to promote getting there again. It's hardly unrealistic.

Re: Plaza move-ins (ongoing)

See first paragraph. CVS is in Brookside shops and many other higher rent shopping districts. If the foot traffic for Plaza/streetcar stop can generate more revenue than the not so busy 50th/Main location, they may find it a benefit to move.

Re: Plaza move-ins (ongoing)

Yeah to your point the single ownership is maybe more of a challenge than high rents. Michigan Ave has much higher rents (relative to foot traffic/density of course) with several drugstores but doesn't have single owner shaping the tenants. The Plaza had many neighborhood amenities when Nichols owne...

Re: Plaza move-ins (ongoing)

CVS would get a lot more walk-by business that they wouldn't at 50th/Main location for one. More hotel guests as well who don't have car. Plaza shoppers who need to grab something but wouldn't walk over to 50th/Main, or step in as a reminder of something when walking or seeing on 'mall guide'. Being...

Re: Plaza move-ins (ongoing)

The spot next to Rye (old Firehouse Subs) is small but there are urban CVS/Walgreens about that size that stock higher. Rye probably doesn't need all that space, drugstore could potentially expand to half of it. The building with Apple store still has space.
