Re: Bannister Mall/Cerner

Yeah I didn't mean to imply all Millennials want to live in the city, but statistically speaking, more and more are interested in staying in the city (not necessarily most). It is a real trend across the US.

Re: Three Light

Three and Four don't have to be outstanding but there are so many different ways to do them with other textures/appearances... Nothing special but would at least mix things up... https://res.cloudinary.com/sagacity/image/upload/c_crop,w_640,x_0,y_0/c_fit,h_640,w_960/0415-real-estate-high-rises-2-sov...

Basically Loews willing to take more "substantial piece of equity in this project" than Hyatt.

Re: KC metro growth and migration stats

^Good analysis. You can find more details of KC growth rates here... https://www.recenter.tamu.edu/data/population/#!/msa/Kansas_City%2C_MO-KS At best KC had annual growth rate below 1.5% and largest single year raw growth rate of 26K in one year (2001), though typically 15K-22K/yr. So would have to...

Re: OFFICIAL - Hyatt Regency Convention Hotel

Even with all the planned hotel rooms downtown KC is still a bit below comparable downtowns. If downtown KC can support 7K-8K total rooms and if true that Hyatt wants to be downtown, maybe so. Where was the Plaza site they proposed? The Plaza doesn't have many lots left to develop with recent announ...

Re: Three Light

It takes a driving force to change developers plans and it may have to come from downtown associations to gain any traction. Speak out to them if you want a change of Cordish plans. They haven't presented any final plans with any detail for Three, just high level renderings, so it may not be too lat...

Re: KC metro growth and migration stats

At some point KC area should hit over 3M. KC doesn't have enough momentum in enough areas to get to there within a decade, would have to really pickup. KC needs to just keep up as it is, Charlotte passed KC, Austin is about to pass KC, Columbus/Indy could potentially and even Nashville. KC has good ...

Re: OFFICIAL - Hyatt Regency Convention Hotel

Not only is Loews a quality upgrade, Hyatt may still want to be in downtown KC, which may spawn another project even if smaller.

^And they should listen to public input particularly given they've received public aid. Downtown has just enough momentum that it's time to start encouraging developers to raise the bar,.

Re: Three Light

What Cordish has done is great for downtown, one of the major catalysts. Yes, the complaints are aesthetic but if they do each building externally unique with the same interior quality it takes the chances of a distasteful monotonous wall of plexiglas out of the equation. Cordish has done residentia...

Re: 14 Story apartment tower - Westport

There were some (raising hand) pro-density and pro-development where it makes sense but don't tear down 'the essence' of Westport as there is no one building that defines it - so the older buildings, especially since this was a functional one. It is a reasonable stance to encourage keeping the build...

Re: Three Light

The other glass buildings don't look like plexiglass (One Place, HR Block, Pavilion). The bottom line is that all 3 Light buildings will apparently have about the same building materials with roughly same design and it will be a large wall of this. Some are apparently OK with it, others acknowledge ...

Re: Three Light

I don't know what to say if you think it doesn't. :) The wavy appearance in the glass makes it look like plexiglass. But do you really want a wall of glass dominating front of skyline all looking the same whether cheap looking or not?

^And with reflective glass that looks like cheap plexiglass. Can't stress enough that each with different design/external material would significantly improve overall appearance.

Re: Three Light

Ah, so you do seem to represent Cordish in some manner. Avoid public input or even accepting of any criticism. I'll digress, there are bigger problems in KC. After one more parting shot.... would be nice if there wasn't an overpowering glass wall planned downtown. :)

Re: Three Light

Is all subjective of course but hey, when this is done and many complain about the wall of monotony, remember it could have only been avoided (at best) if someone criticizes the design. Allow the criticism. Would be nice if they had various proposals of different designs for public input. If they al...

Re: Plaza move-ins (ongoing)

^Good points. Would be interesting to hear if it's what Colby/Megan wanted or if what investor(s) wanted. They could be an exception but it's pretty common for James Beard caliber chefs to branch into different places/concepts every several years, not open up same concepts (unless maybe if has their...
