Re: OFFICIAL - Lightwell (formerly City Center Square)

On WeWork construction, hopefully that completes given they have backed off of IPO. One major risk they have that WallStreet doesn't like is that they still have to pay rent in most cases even if not leased out. Not sure if that is case with their Lightwell lease but is likely. Flex space seems to b...

Re: 1900 Grand Blvd

It's ugly, which can hopefully be fixed with feedback but if it can help other projects get off the ground and develop other lots then great. And at least they understood putting retail around it. Hopefully they also design in a way to allow a building on top (and yes even a tall one if the 130' Xro...

Re: Bravicci Hotel Project - South of Crown Plaza Hotel

A major milestone downtown KC has reached is ability to build hotels with little to no parking needed as part of project, thanks partly due to Uber and streetcar. I wonder about what % of downtown hotel visitors have a purpose of visit outside downtown/city core. And do hotels run shuttles to sports...

We need to stop making decisions that accommodate bad habits and make decisions that alter habits for a better bigger picture.

Re: Bravicci Hotel Project - South of Crown Plaza Hotel

The Star had an article about concern KC being overbuilt back in April... https://www.kansascity.com/news/local/article229135804.html Indeed, there are signs that Kansas City’s hotel market has strengthened over the last several years. In 2007, Kansas City’s occupancy rate was 60.2%. The average dai...

Re: Four Light

Is common for hoteliers to bundle different products close to each other, like Westin/Sheraton near each other. Marriott especially tend to bunch up various product lines near each other. However this could be confusing given Loews name would be used for both and P&L has a Live district.

Apparently 806 testing in progress. Is showing up on streetcar tracker... http://kcstreetcar.org/route/streetcar-tracker/ They've also finally added 805 to this tracker. From yesterday, 806 parked before testing began. Is nice that they got 805 and 806 on the streetcar tracker above, which is my fa...

With so many surface lots around downtown it's sad when functional existing buildings are being replaced but at least its denser development with apparent sidewalk retail space (or apparent opportunity for in future).

Re: Would you like to see the Royals move to a downtown stadium?

I think it has to go in the CBD. Maximize our parking garage and streetcar investment. I like the idea of bridging the gap between crossroads and 18th/vine I just don't think it makes the most sense. Placing at end of Riverfront streetcar line would still utilize all garages along the line, includi...

Re: 20th and Walnut - Oddo Development

As lego block buildings go, not bad but would be nice to be a little taller, like maybe one half 12 floors. There's a lot going on, more than Collins can keep up with.

Re: Bravicci Hotel Project - South of Crown Plaza Hotel

About 10 years ago downtown KC only had something like 3500 rooms IIRC compared to 7K-10K with peers, certainly 15 years ago. How many rooms approaching now? I'm thinking maybe 7K-8K. KC metro has about 30K-35K rooms, which is quite a bit but we'll probably see the inventory continue to shift more t...

Google's Sidewalk Labs spun off a company called Replica with HQ in KC and an office in San Fran. Acquired $11M in funding mostly from Google co-founder Eric Schmidt. BizJournal article... Jon Copaken, a principal at Copaken Brooks, said the company owns much of the nearby real estate, so the purchase made sense from that perspective. Although the company hasn't settled on a specific idea, he said the site is perfect for a mixed-use project, given its location. h...

Is disappointing to not see any plans for all those empty lots along streetcar line through Xroads after running for 3+ years. And look at the lot size of Church of Resurrection (6) relative to the building. And I think they have another lot across street. If they are targeting members outside downt...
